The following was subsequently discovered:
We have had to have the electrical wiring in the house completely overhauled due faulty wiring and switches that do not work. This does not begin to address the faulty wiring in the attic which we have addressed.
We discovered three gas leaks in the backyard.
We have had to redo the gas fireplace conduit in the large activity room - it did not work and was missing parts that if it had worked would have shot flames high enough to injure someone.
The vent and fan over the grilling area in the large room was did not operate properly - which is noticed by simply turning the fan and the light on (which are wired as the same switch??) UPON OUR INSPECTION we removed the grease filters in the vent hood and discovered that a floor rug was stuffed into the vent.
There was no connection to the spa /omitted in your report/ for the use or lighting.
There was a visible water leak in the back yard.
We have had the sprinkler system reinspected and repaired for leaks that were clearly visible.
We have had the cabinet in the kitchen reattached to the wall / which also was clearly visible given the six inch separation from the wall.
We are replacing toilets that rock and leak - which is a very basic inspection point that was overlooked.
There are more roof tiles that are cracked or loose. The chimney cap to the master fireplace was not secured properly and flew off and hit the house during the last storm two weeks ago.
We are still inspecting the house to address any other structural problems before we consider decorating or doing the normal things one might do when one moves into a new or existing home.
When confronted with the list, all we got was a very defensive response regarding there inspection process and how it claims to go beyond the standard set forth by the state. Based on the above we believe the work performed was quite negligent and would encourage anyone, whether they are a homebuyer or realtor in the area to avoid the use of this company at all costs.
