It's funny... we've been considering a foundation repair company for our current house, and my wife mentioned Integrated Foundation Solutions, which then rang a bell. The experience to follow happened years ago, and we never posted a review to reflect the lousy service from IFS. Truthfully, I think we were too hacked off by the whole experience to focus, at the time. But, after finding all the old emails today, with all the salient details intact, I thought I'd rectify that mistake. (Quoted verbiage to follow is verbatim from emails.) Short version: Before the sale of our previous house, we brought out IFS to level our foundation. Schaun (owner) and Diane (coordinator) sent out a crew headed up by Arlen... during the foundation leveling, one of Arlen's crew kicked loose a plumbing pipe, which then proceeded to soak a portion of the carpet and baseboard in the nearest room. No one on the crew told us, perhaps no one noticed. (Arlen even went so far as to say that there was "not a doubt in his mind" that one of his guys had kicked the pipe connection loose. Further, Arlen mentioned that it was the third occasion one of his team members had caused damage on the job, in the few weeks previous.) After we brought out a plumber for repairs, IFS said that "flooring folks" had been contacted re: examining and repairing the damage caused during the foundation work done by IFS. Later, "flooring folks" became Chris, the boyfriend of Diane, the job coordinator. Chris then proceeded to do a sketchy job repairing the baseboard -- painting it while it was still swollen from the leak, thus causing the color to not match at all, despite him being "in the flooring business for many years" -- so then he had to come out again, and was clearly not thrilled to do so. Schaun would also "not authorize using a carpet cleaning company" to clean the carpet, as a result of his team's screw-up, but they had "already rented a Rug Doctor type machine". Aside from costing us time, this was incredibly frustrating, though I remained pleasant and genial over all email exchanges. We only wanted our house back like it was, before IFS caused some damage. Remember, we were in the process of selling the house and there was a contract pending. Clearly, IFS was attempting to be as cost-efficient as possible, for their own bottom line, though when I recapped the situation, the response I received from Schaun was very defensive. His explanation of "I guess if I had charged as much as the other company wanted, this would be a no-brainer and I'd have everything fixed perfectly" really sums up the entire experience, in that he not only reacted defensively to repeated mistakes MADE BY HIS COMPANY, but admitted that they had not fixed everything perfectly. He also said that in regards to repairing the damage caused by his people, "since this was not a regular profit situation, it is only fair that I utilize people that will save me money to make repairs". Which is sort of funny, in that he is again framing the mistakes & damages made by his company as a "situation" by which HE should be treated fairly, rather than the homeowners on the receiving end. Finally, Schaun ended with a suggestion that we be "realistic" in our expectations... "Remember, we've been on top of this from beginning to end so far... you've had everything done immediately and without a word from us". Well, bully for you, Schaun... your people caused damaged that required multiple repairs, and you didn't even complain about our more than reasonable request for that damage to be repaired. Well done! There's every possibility that IFS has matured and is now a dandy company. Perhaps all these secondary and tertiary employees have moved on. But as we bring out foundation companies to look at our current house, we will absolutely not consider IFS. Never again. Because the owner then is apparently still the owner, today. YMMV.

It went great! The crew chief was very helpful in walking me through the process to establish expectations, and then at my request he let me tag along with him during part of the lift. I have a much better understanding of this process now and it's not as scary as people think it is. They did a great job to protect the vegetation around where they did the work, fixed the grade up against the foundation all around the house, and then cleaned up very nicely. The chances that I will use this company again in the future are very high because I will continue to buy rent houses.

The process to get estimates on foundation repair and then trusting someone to come dig holes all around your house, shake it to death, then put it all back was a crazy one. Integrated foundation solutions came to the table with a reasonable quote and steps to adjust our home and get it leveled out. The reviews on Angie's List were so/so, but the price and how nice the staff was really made the decision easy. The crew came in on time, even stayed late if necessary and answered all of my questions. I asked a TON of questions and was in their business, but the foreman/manager handled it well and helped me feel more comfortable with the process. If there is one thing I can say is that the process is horifying and I don't know that anyone can ever be prepared for what occurs when getting your foundation worked on, but it is over and I'm hoping it was the right thing to do.
Do I believe the house needed it, yea probably. Do I feel like I can see a big difference, eh idk, maybe in a few doors and how they latch. Was it worth the money, the work that Integrated did and how they walked me through the process, yes.
A year later I'm still trying to understand if we did the right thing or not, but I also believe this is one of those things that it is what it is and at least we have a warranty, ha! We are going to need to re-fill some of the holes where the piers were installed as the ground and dirt keeps settling it is still creating and quot;sink holesand quot;, but that is not something I thoguht would be perfect from the get go as they dig 7/8ft in the ground.

I purchased my home last year. The inspector said that my foundation was barely out of tolerance. When I asked him to recommend a company that could do the foundation work, he recommended Integrated Foundation Solutions (Schaun Wesley, specifically). He said he was the most honest foundation repair guy he had come across. (My inspector had just had to have foundation work done on his own house.) I feel like alot of these foundation repair companies are pretty sketchy. Prior to purchasing the house, we had another company do an estimate of the cost to fix the slight foundation issue, and he estimated $3500.When Schaun from Integrated Foundation came out, I walked with him as he did the testing. He explained everything as he was working. He found that the foundation around the edges of the house was solid. He said the issue was uplift in the center of my house and suspected a slab leak; he recommended I get a plumber to come out to do a sewage and supply line test. He then walked me outside to watch my water meter to see if we saw a noticeable change. All the while, he explained that this was not an accurate test, but his guess was that my supply line was fine but that the sewage line was probably the issue. Schaun spent over 30 minutes with me when he could have been done in 10 minutes and moved on to a 'real customer'. He received no money, but he helped me immensely. If I had had the first foundation company come out, I would have been fixing the wrong thing and caused more problems!I have since had a plumber come out, and Schaun was correct. Honesty and integrity are a big thing for me. This guy is all about the customer and doing the right thing. He is not just about making a buck.

The job went as well as I expected it to go. My home did experience some damage due to lifting the foundation, but I was prepared by Integrated ahead of time of what could happen. When I arrived home for the walk-through the house and yard was far cleaner than I expected. The crew was very courteous and kept the dirt from the interior piers well contained, but their was still a lot of dust to clean up afterwards, but that was also expected because they warned me. Schaun (the owner) was very patient and took a lot of time to explain all aspects of the repair when he came out to give me a quote. The office staff, especially Christina, helped me get funding for the project situated and informed me of what to expect from start to finish. Crew manager, Arlen, was also very patient and took the time to explain each step of the way.
A few months after the foundation repair I noticed that the brick pavers on the back patio were sinking into the ground. The crew had removed these pavers and busted up the concrete to access the foundation. However when the bricks were replaced they did not re-pour the concrete as had been done with the interior concrete/piers.

Experience was very difficult and went poorly..
Had to have 3 internal piers put inside my house and one on the concrete porch (That I planned to tile). They pulled up the carpet inside the house and ripped it. They left the 3 piers inside and porch piers outside with bad humps on the tops. So wood flooring or tiling could not be done properly. They had to come out twice to finally resolve it. When I called the owner to come look at their work, he said he would come but just kept sending the same people to fix it. He never came to see their work. Also when they left the final time, they never came back to put the rug back down. I never called them because I was so worn out from the experience.

"Integrated Foundation Solutions takes their customer service very seriously and, as a company that relies primarily on referral business, finds this review unsettling. Although it was seen a little bit ago was not responded to right away because the customer has several of her facts incorrect and thus the file was not easily found. The work was performed in February of 2008 not October of 2009 The price was $7510 not $9000 There were 4 internal piers and 6 external concrete breakouts not 3 internal and 1 external If the carpet was ripped while pulling it back to reach the access locations our sincerest of apologies are extended and we wish we were informed of it at the time to make amends. IFS did come back twice - once to fix a hump in the concrete patch on an internal pier and once to achieve a little more overall lift of the home on the right side. If she had asked for the owner to visit there is no record of that in the file. IFS routinely sends a crew on warranty calls such as this so that the work can be performed at that time instead of assuming too much of the homeowner's time with multiple appointments. If IFS had known that she preferred to see the owner first that would have been arranged and we extend an apology for any miscommunication regarding that. Lastly she says that the carpet was never re-laid. IFS prides itself on being one of the top foundation repair companies in the metroplex. We offer no expertise on laying or stretching of carpet. A typical home is given the concrete patch once we are finished, asked to have sit for a few days to cure and then the homeowner generally picks an aesthetics company or handyperson of their choice to finish the fine details that are so particular to each person, like paint color and tile. This work was obviously done some time ago and the homeowner chose to wait for several years before filling this review out, missing many details and facts. We empathize her exhaustion; however, encourage all of our customers to address these sorts of concerns with the company as quickly as they can so that the company may be of better service."

Very professional estimator gave an accurate estimate. Crew showed up on time on the work day. They protected my floor and cleaned up after. Arlen did a very good job in explaining everything they were doing and the crew was done early. This company did some different foundation work on my house 3 years earlier and I felt just that same way about them then, that's why I called them with a new issue.

Good job overall. Only complaint is that they forgot to reattach a duct to the furnace after they finished installing the fan. This left the room without air conditioning. I had to call them back to fix the problem. They apologized and sent someone out the day I called. The fan works great, the crawlspace is dry, and I'm pleased with their work.

When I called Bonnie answered. I explained my concerns. Bonnie took my name and phone number and then told me I would be contacted later in the day. A short time later Bonnie called back to schedule an appointment for me. We set it for two days out. She carefully explained what they would be looking for, what they would be doing, how they would do it and made it clear there would be no change for the inspection. Her confident attitude assured me I would be able to rely on their assessment. The day before the appointment she called to confirm. Mr. Bob Herstein was at the door at the appointed time. He thoroughly inspected the structure inside and out. He explained that there was some settling going on, but it was not unusual and that the foundation was in satisfactory condition. He explained that the chipping from the cement on the foundation was strictly cosmetic and could easily be repaired with a little cement. He suggested that we put a gutter on one side of the house and water two sides with a sprinkler from time to time. His knowledge was impressive and demeanor was entirely professional. It was an exceptional experience.

Communication with Schaun could not be any better. He was extremely prompt in answering questions and we received the bid quickly. His office staff also did a great job. They followed up on the bid but were never pushy. The work was done in a timely manner and clean-up was fantastic.

I have been extremely pleased with the work of this company. Rather than just an estimate of repairs to be performed on a foundation, the report and narrative that he provides is very professional and thorough. In addition, as part of the repair service, he includes a before/after structural engineering report to ensure that the work meets professional standards. The pricing for foundation work is comparable to other companies when compared equitably, but not all companies provide the engineering reports. His ethics and professionalism are a strong plus; he will not recommend a quick-fix solution to a foundation issue that would result in further deterioration of the home.
