Services we offer
We do one thing extremely well, provide an beautiful backdrop for the photos that will last you a life time. Our base rate includes 9 hours time for your event, 4 hours for set up ,5 hours for the event. Includes round tables and white chairs for up to 300. Then the customization begins, you can choose from hundreds of optional choices of linens, dinnerware, etc. to make it "yours". Also, a "professional wedding planner" that coordinates the ceremony and reception so Mom and Dad enjoy too!
Services we don't offer
We have an approved vendor list to find the cater, photographer, DJ, floral designer, etc. to bring the right team together for a successful event. We find that those that specialize to do one thing very well, do! Since we believe the couple has NO do overs, we work hard think of the small details that add up to a wonderful day!

Secondly, she has several daughters who have all been through the wedding process. She knows what it's like to find a great venue.
Thirdly and most importantly, Sandra is an accomplished business woman. The contract was gone over and she urged us to read it thoroughly. She mentioned that the dates fill up quickly and that we shouldn't dawdle. She said that the place sells itself and she wouldn't put the hard-sell on us.
She was right, we should have claimed the place that day, but waited too long to decide and someone else got "our" date.
We would have said yes immediately, but we hadn't checked out any other places yet and wanted to compare. Had she been our second or third visit, we would have signed right a way!
Anyway, the ceremony takes place overlooking a pond and beautiful pastures. Thousands of twinklie lights are wrapped around huge old oak trees. The first meeting with Sandra was great. She met us on a Saturday afternoon while tending to a horse that decided to eat all the feed in the storage area the day before. The horse was being nursed and watched while standing in the pond up to his neck with his head resting on a huge floatie! The way she handled this huge animal was amazing, which included rolling him from side to side the day before to try and get the mineral oil and such, that the vet pumped into him, to work.
My daughter and I felt that she was fair and upfront with her venue, prices and services. She showed us the contract and requested that we read it thoroughly so that there would be no surprises! I loved this part!!
She took us around the whole inside and outside. The bridal room has a bathroom and shower! The groom's room has a satellite tv. The kitchen is located in the rear so that the caterers can enter easily without being seen and disturbing any guests.
The wedding won't happen for many months, but we are excited about it and look forward to it.
One last note, whoever wrote the previous review doesn't understand the concept of a contract! It's to protect all parties! Nobody made that person sign anything without reading it and understanding it first!

"I am confused by [removed member name] comments. We made those at The Oak Water Ranch available to her "above and beyond" the call of duty. This was her first time doing a wedding. We normally set 25 hours time prior to event to go over design of room and rentals, that was taken within the first 30 days after signing with us. Ms McCoy was upset when I would not respond to voicemails on Sundays or after-hours. Each time we talked, she would ask the same questions for clarification, after going over it again each time we talked, she would say "OK, I feel better." I offered to terminate the contract at one point, when I felt no matter what I did, it was never enough. She said "NO". We went over everything prior to signing contracts throughly. A list of rentals was given with pricing. The pricing included items, delivery, setup, teardown and return. Yes, you can get rentals at a less price. Then you add all of the "surcharges" and you find that our pricing is industry average. We have a record of each of her calls and emails. We have each item that she questioned, written down and her initials that she was in full knowledge. This went on throughout the planning process. We have objective witnesses to verify on the day of her daughters event, the calm response to each of Ms McCoy's demands. We wish [removed member name] the very best. It was a beautiful day, as we heard from [removed member name] "it could not have been better". [removed member name] is incorrect on one thing. I will use the paragraph in the contract she signed to not commit "slander" and start due process. In the 7 years of business, this is the only client that has posted such a venomous review. We have had anonymous reviews that could not be verified and found to have no basis, but [removed member name] has sadly stated complete untruths."
