First of all, the house I was listing had a renter still living there and she was being ugly about allowing the house to be shown while she was still there. Nancy Knight (broker), in her gentle way, was able to work with the tenant and get a lock box on the property.

Then we had a contract on the house, but 3 weeks before closing, the buyer backed out. Nancy lost no time in getting the property current and letting her associates know that the property was once again available. She suggested a change in the listing price that was in line with the appraisal so that, hopefully, the property will sell quickly.

We met with multiple agents in preparation for placing our house on the market. During this first meeting Nancy advised us on what upgrades were actually needed and the choices to make. Although they would not have been our choices if we were to continue living in the home we followed her advice. They were absolutely on target when it came time to sell.
Months later we reinterviewed agents and Nancy still stood out as having the best presentation. We signed with her. She provided a stager and a professional photographer. How many times have we looked at houses with terrible pictures in the ad??? Our house pictures were great!! The house had multiple interested buyers. We followed Nancy's advice on the choice of buyers. She and quot;hand heldand quot; us through a difficult contract negotiation and inspection period. Ultimately, everything turned out fine. We signed our closing paper work and left the state before the actual closing date. On the day of closing we received a call from Nancy that a plumbing problem had occurred that morning when the house was being cleaned and prepped for the transfer. She and the buyer's agent handled all of the details of having an emergency repair service come in and do the repairs. Because of Nancy's advice to purchase a home warranty insurance for the buyers it was covered under the contract. It cost us nothing for the repairs.
