David asks questions up front before providing the Good Faith Estimate and, as a result, is able to identify the ways to reduce closing costs (such as using the recent survey instead of ordering a new one) and to provide a GFE he can stand behind. My closing costs were within one dollar of the GFE. Working long distance with fax and email was easy. David operated at a fast pace, but was always happy to explain things at any point in the process. We discussed what to do if rates fell after the lock, and he explained with good reasons why he could not provide a "float down" option where one pays upfront for the opportunity to obtain a lower rate later if rates fall enough. He did say that if rates fell, he would try to get me a better rate. Even though he was not legally obligated to do so, in the end, our rate was 1/8th of a point less than the original lock. I enthusiastically recommend David Houston without reservation.
