We were relocating from Pennsylvania and we visited the community, Phillips Creek Ranch in Frisco, in February of last year. We were coordinating everything with the construction from Pennsylvania. We went with Darling due to their reputation.
However, our experience was terrible. The big problem was that there was no concern or understanding with us being out of state during the build. There was always a lot of confusion and they never really kept in touch with us about design choices and it was just a nightmare. We felt very boxed in and felt we didn't really have any say in the build and design of the features of our new home. When we decided to make some changes, they were just not ready for it. There was no flexibility shown at all throughout the entire process. Most people have a chance to see their house every day and my husband only got to see it 3 or 4 times.
Even now, simple things of the exterior house are not exactly to our liking. I had confirmed over email that we wanted chopped stone but they did not put chopped stone on any of the paperwork and they put big stone on the outside of our house.
The quality of the house is definitely good but it's just not exactly what we wanted and it was extremely difficult getting them to answer questions and do what we wanted.
When we started the build in February, the community was new and throughout the process, the attitude of the provider seemed as though they were not really willing to help us because we got the build for such a good price considering the prices were always increasing with the houses around ours.
Also, some of the people in the office were very very good but the sales manager was just not very trustworthy.
The whole experience was really just a nightmare trying to work with them.

If you are wanting to build a new house from out of state, I would think twice about using this company. There is no doubt that the quality of their work is good but they are just not very easy to work with.

By far the best builder that we have spoken with. Excellent sales staff. Sia and his staff are great. Even the follow thru on construction and ultimate buld is very good. The design center staff are very professional and freakishly fast in responding to questions. Overall a great experience.

We purchased an energy star home from Darling in April. We committed to the finish of a spec. home and it took almost 5 months to complete the home. Of the many requests, we did not lose any sleep over building our new home. The process was such a wonderful experience. Our sales manager was Mike Bulin and our Construction Manager was Ken French. It was a pleasant experience with Ken French and team members such as Mike Bulin. Fantastic team members! Ken French has a great deal of experience and knows how to build excellent houses. He runs a tight ship, while smiling. He wears several different hats and has a tremendous amounts of skills that any home owner would be very thankful to have on their team. Darling standard homes features it was makes their quality fantastic. They have return air vents in each bedroom, great energy efficient features, good quality windows, low-flow toilets and much more. Upon delivery we were very impressed with how clean the home, the thank you gift basket, and the thank you dinner after closing. We would recommend Darling Homes to those that are considering building a home. You will be pleased with the building experience because the process is very easy with Darling Homes. If I build again, I would prefer to have a great construction manager such as Ken French. Overall the building experience was great.

They did a very good job. I would hire them again without reservation. I usually like to be in the middle of things, but I trusted them completely. The supervisor, Mitch, of the job was just fantastic.

They have been responsive to any warranty issues that came up after the build was complete, even one that was not actually covered. They went beyond the call of duty.
