In the first 2 weeks of owning the house I spent nearly $10k on major plumbing work (the inspector the realtor recommended said the toilets needed to be reseated to correct leaks when really it was water backing up from the root infested sewer line which I had to replace) and replacing the fuse box (1970's aluminum which tend to melt so said the inspector with no mention that they actually were melting at the time).
In the third month of owning the house I discovered I have major preexisting foundation problems (I'd asked for a foundation inspection but was told there was no time in the option period for one and anyway I had receipts for recent foundation work - so basically either move forward with the house or lose my earnest money and start over.) No mention was made that the option period could have been extended to accommodate a foundation inspection. I found that out soon after my house closed.
When I went to the Rhodes team with the above problems (which according to three foundation inspectors should have been obvious to real estate professionals) I was referred to their compliance officer who was quite rude and told they did nothing wrong and that that was the end of the matter as far as they were concerned.
I could not be more disappointed in the representation I received.
"It is our policy to always be straight forward and honest with our opinions on the salability of a home. Customer service is our number one priority and if we ever feel that we are not the best person for the job, we politely bow out of interviewing for the business. We would rather disappoint the client early by not taking their business, rather than disappoint them later when we are unable to produce. In this case with this client, we did not feel we could be successful selling a $300,000 home without a garage. It is unfortunate that since speaking with her, 2 other realtors have been unsuccessful in selling their home after 223 days and a $45,000 price reduction."
