The house viewing went well. We decided we wanted the house, and went to a mortgage company to get pre-approved. There, the Loan Office told us it is in our best interest to hire a Realtor of our own as a Buyer's Agent. We did some online research and that was the overall advise given everywhere, so we decided we should hire a Buyer's Agent to represent us. Up until then, Yasmin had been nice and helpful, so we decided we owed her the courtesy of letting her know that this is what we have been advised to do and that we will be following through. When I called, she tried to persuade us into using her as our agent. I said we don't feel comfortable with that, then she suggested that we can use her husband, who is a Realtor with Century 21, as our Buyer's Agent. At this point we were starting to feel uneasy about her - the whole conversation just didn't feel very professional - so I told her that I will discuss this with my husband and we will make a decision based on our best interest. In the end, we decided that we will hire someone who has no connection to her at all.
So we hired an agent that same evening. Our Realtor called her to let her know that we will be submitting an offer. A couple of minutes later she sent a text to my husband to the effect of "Why didn't you tell me you were hiring someone else. I thought we had an agreement and that you were going to go through me". My husband replied saying that we did call her to tell her about what we had been advised to do, and that we told her we will make a decision that would be in our best interest.
We made our offer that same night (Thursday). Monday morning Yasmin told our agent that they have received a Cash Offer and that the Seller has decided to accept it. So we replied that we would like to put in our offer as a Backup Offer. The she sent us a form called "Seller's Invitation to Buyer to Submit New Offer" asking us to re-submit an offer for $3000 LESS than what we had originally offered! We refused and kept our offer at the original/asking price. About a week later Yasmin informed our Agent that the Cash Offer fell through, and long story short - we bought the house.
In all the correspondence and forms that went back and forth between the Sellers and us, there were several mistakes this lady did in the forms (such as making amendments to a form once both parties had signed it and then not getting the amendments initialed), that we came away with the impression that either she was very sloppy with her attention to work or she didn't know what she was doing.
All in all, we are very thankful that we listened to the Loan Office and hired our own agent, because this lady was a nightmare to work with as it was, and who knows how much harder the whole thing would have been if we had hired her as our agent too!!!
Bottom line is that we definitely won't recommend Yasmin Huizar, and we would not go with RE/MAX for any future real estate matters.
