When we moved away from El Paso in 2010 we put our home in the hands of Action Real Properties (ARP) to rent out and manage for us. It started very well. The CEO, Belinda was very professional and responsive as we started the relationship and handled an early problem with our renters just fine. But in the 3 years since then they've steadily declined in their quality of service. There was small problem with the stucco in the front of the house that was to have been repaired soon after we left town. Over the next year I asked many times for someone from ARP to take a quick look and make sure it was done. I was told over and over by several ARP employees that they'd check it out for me and no one ever followed up. three years later I still have no idea if it's been fixed and with stucco the damage could be much worse by now. Thats how it went for a while - ARP yessing me to death and never following through on anything. The tenants soon began to pay rent later and later in the month. We typically didn't get paid till the 15th or 20th. Again we contacted ARP many times to ask them to enforce timely payment. Never happened. It came to a head 3 or 4 times over the last couple years and each time we asked ARP to evict the tenants. Each time they said they'd start eviction proceedings right away, then we'd hear nothing. I'd contact them a month later to see where the eviction process stood and they'd reply with something like "Well the renters are really good people", clearly not having done a thing to replace them. I understand times are tough and if I were a wealthy man the fact that they're "good people" may be enough for me to let them stay. But this house has a mortgage which I pay on time every month and I count on the rental income to do so. It seemed I reached a different clueless person every time I contacted ARP. Belinda became nearly impossible to reach but I did manage to get her on the phone once several months ago. When I expressed my dissatisfaction at the constant late rent payment she agreed to share a portion of the late fees with me. Big surprise: the renters kept paying late and I never got a dime extra. Now it's June, 2013 and the renters are well over a month behind. In the last couple months ARP has gone from yessing me to death to not responding at all. I've sent many emails and left many voicemails which simply go unanswered. They left me completely in the dark. All I could do was hope my payments would eventually arrive. As a last chance, I sent them a certified letter a few weeks ago stating my expectations that they honor the agreements we've made. I got back a kurt email saying they recieved my letter but they made no indication that their service would improve at all. Yesterday I officially ended my agreement with ARP and started with a larger property manager. The representative with this other company told me that 3 other home owners had switched from ARP to them in the last 30 days. Action Real Properties is going downhill fast.
