Inspector Name: Matt McBrayer, TREC 10407 First, he was late. Second, he failed to put on shoe protection before stepping inside the house. Third, he was EXTREMELY RUDE. Fourth, he lied, repeatedly on his Inspection Report and showed a marked lack of knowledge. Fifth, he BROKE a curtain rode bracket on a bedroom window there was no reason for him to even touch. Lies on Inspection Report: 1. said there were not lights in all the closets, but there was a light with switch outside every closet door, including the hall closet. 2. said that the water pressure coming into the house was 120 psi. FOUR licensed plumbers could not emulate his result. When I asked if it could be that high one day and "within normal range" the next, I was told that "if we had that high of pressure on our pipes, we would have known long before an inspection." The plumber that we had do the work even went so far as to put in writing that the pressure reducing valve recommended by this Inspector was not warranted. 3. said there was no float valve on the HVAC system, when the first thing the HVAC guy did was show me that, indeed, there was a float valve in place. 4. said that back patio was out of code because stairs didn't have railing. A quick check determined this to be false. This very rude incompetent man cost us ~$2000 in unnecessary expenses because he couldn't find anything notably amisss with our well-maintained house! So he simply made stuff up! Further, the HVAC guy tried to address the non-existent float valve issue by adding a drain - which promptly leaked inside the wall of that area, causing water damage. Further, the plumber said the pressure reducing valve was unwarranted and might cause a difference in taking a shower. Well it did. I hope the new owners enjoy that before the toilet could be flushed without notice to the showerer, after, ANY water being ran while someone was in the shower caused adverse affect on the water pressure! You, the Buyer may think this guy is a great help... but he is leading you horrible astray. This is a very low-quality Inspector who makes up things so it looks good for negotiations... but in winning, you will actually lose!
Description of Work: Performed Buyer's Inspection for the sale of this house.
