UNIVERSAL APPRAISAL

Description of Work: This company was used by Quicken Loans to do an appraisal on my investment property for a refinance. The owner's son called me and I explained that I was in a different town and he would need to arrange a time for the appraisal with the tenants and if he sent me an email, I would respond with the tenants contact information. A week later I got an unprofessional email from a hotmail account and I responded with the tenants names and numbers and let my tenants know the name of the person doing the appraisal. Another week passed and the father called me and said he couldn't do the appraisal unless I drove in 250 miles to meet him at the property since he had been fined in the past for telling tenants he was doing an appraisal. I told him if he couldn't do the appraisal, I would contact Quicken and ask for another company. He said he would do the appraisal and then another week passed before the finance company told me the value was 2/3 of the tax value on the house and 65% of the cost of the property 3 years earlier and my loan was declined. When I saw the appraisal I saw the comparables were 10 miles away in depressed communities that were in no way a valid comparison. I don't know if the owner was angry because I didn't drive 4 hours to meet him at the property or if he was just that inept at his job, but I wouldn't use this company if you have a choice.
