It has been a week since they said the appraisal would be ready and I still do not have it. They did not answer me when I texted the number with which they texted me, when I inquired about the report. To be fair, he did not charge me yet.

If you are a lender thinking about putting this firm in your rotation pass them up. Appraisal was not done in a timely manner and appraisal missed by $30,000. Comps were sent to support value and they still would not reconsider. A family does not have their new home. Realtors time and money was wasted.

"Additional sales provided were located over 45 miles away in a different market. The comparable sales utilized in my report were all located in the subject's market and were similar to the property. Appraisal took longer than normal as this was a manufactured home in a rural area."

Took one week to get back with an appraisal and he came back with $78,000 less than the county appraisal. We told him we wanted as high a number as possible since we were going to list our property and no bank loan was involved. He was extremely busy and didnt spend the time needed.
