Mr. Anil Patel from The Michael Group was my buyers agent realtor. This agent was only interested in maximizing his commission. He would encourage my wife and me to buy expensive houses. He would not show the less expensive ones. he would find some fault or the other with less expensive ones and discourage from showing it to us. We bid on one of the expensive houses. During negotiations my wife decided the house was not to her liking because the house was not in a proper location. Then we decided to bid on a slightly less expensive house. Mr. Anil Patel without telling us provided the proof of fund from the more expensive house to the seller of the less expensive house. As a result all our lower bids were rejected by the seller.
I beleive Mr. Anil Patel actions were not correct.  I would not recommend this agent to anyone.

"After viewing many houses on February 25, 2013, we made an offer of $225K for a house located at [member information removed]. After making this offer, we continued our search for houses and came across [member information removed], which appealed to my client more than the house at Penny Royal Drive. Therefore, we decided to withdraw our offer on Penny Royal and make an offer on [member information removed]. On February 28, 2013, the buyer decided to send an offer of $210K and that evening the buyer sent me a copy of the checks for the Option Money and Earnest Deposit via email. There was a conversation that took place between the client and I regarding the Proof of Fund before the above-mentioned email was sent to me. The buyer, [member name removed], had concerns regarding the amount of funds shown. He believed if more funds were shown, the seller will ask for more money. I gave my client my opinion that normally it costs more money at closing then what the agreed upon price will be and since this was just an initial offer, we would want to show that we are a strong buyer and not get disregarded. After this conversation, the buyer agreed to use the proof of fund provided to me. On the morning of March 1, 2013, [member name removed] sent me an email to send an offer in, which was followed-up by a phone call from him advising me to send the offer with the proof of fund provided to me, which was for $225,225.87. After very vigorous negotiation final price that was decided on was $225K. After a few days [member name removed] raised his concern that we should have provided the proof of fund for the amount showing only what our initial offer was and that we could have received the property at that price. I have advised [member name removed] that this is not the case and he still has the option to terminate. [member name removed] was actually very happy that he was able to get the property that was a model home, where the initial asking price was $250K, for $225K. There was no wrong doing here. Email records and phone records will support the above statement."
