James was 1 of 2 bidders. Selected him because he could start immediately, promised to perform the work quickly, and was lower priced. Work took about 1 month. We are remote landlords and cannot supervise the work, relying on friends to occasionally check on things. James started promptly, once our tenants vacated the property. They were difficult, repeatedly delaying their move out and not allowing access to the property while they were still there. Once underway, James was excellent at communicating progress. He performed the work professionally and expeditiously. The major concern is that work tended to be required once he got busy. For example, originally he recommended only painting certain areas, then he said it would look "patched" and suggested a full house repainting. James also recommended replacing rather than repairing the fence. But the results are very good, agents are pleased, and the house is released...so all's well that ends well.
