This inspector missed several key items including a broken window that was covered with a piece of cardboard. Had the inspector took the time to move the curtain and property inspect all of he widows (as he as paid to do) he would have seen the broken window.
In addition he missed a leak in our upstairs bathroom which should have been easily fixed (and cost us money to fix) and an issue with the garage door, which he also should have caught.
However, the biggest evidence of this inspectors negligence is detailed below:
Also in his inspection report he notes many cracks around (and on the inside) and tells us the cracks are normal and that we just need to go to Home Depot and buy some mortar to fill in the cracks. We asked him if there could be a chance these cracks would be a sign of a foundation problem and he said. We were first time home buyers and took his word for it. In his report he also included some pictures, one of which being a picture of a crack on the outside of our home.
Two years later we hired an engineer to look at our home and he confirmed those cracks were a sign of a foundation problem and one of the cracks is the same crack in the picture Sonny gave us with his report.
Sonny refused to take care of the problem, or direct us to his insurance company. He had a lawyer contact us who would not talk to us on the phone, told us we couldn't contact the inspector any more and that we needed to deal with him (the lawyer) wouldn't give us the insurance information, and told us he didn't "see" any "evidence" that we had a valid claim.
What a poor way to handle a customer and do the right thing. It's disappointing to see that are companies out there that are willing to take advantage on first time home buyers. I would not suggest you ever use this company. We are still trying to get this company to take responsibility for their actions and do the right thing, but it looks like it's going to require a lot of effort.
Disappointing. Be careful who you trust, and most of all don't trust this company.
I'll will be contacting the realtors in my area as well and telling them about our experience with this inspector and that they shouldn't use this inspector under any circumstances, as well as the state licensing board.
