Beam Real Estate

We had desperately been trying to find a property to lease in a nice area for my friend and her family that were moving to DFW from out of state.  Unfortunately, we hadn't had much luck in finding an available home this close to the start of school (she has 3 kids) in a decent area, with appropriate rent.We had a home picked out and agreed on and the landlord (after he said it was as good as done) backed out and said they decided to sell it instead.  With only two weeks left before the movers show up and she is expected to report to work we were in a panic.  I got on the internet and pulled yet another list of allegedly available homes.  I started making my calls to see about setting up showing and on my third call I spoke with Janice Pekema at Beam Realty about one of their properties.I gave her a brief explanation of the situation and asked if they would be able to show it within the next 24 hours and make a decision quickly due to the situation.  She advised I may want to reconsider my current approach.  She explained that I could select a realtor to show me multiple properties for lease all on the same day and then they could work the deal with whoever was the leasing agent.  I did not know that was possible for lease properties.  Up north in the state we are from, realtors do not deal with leased properties at all.I said that sounded like an amazing idea and I was sorry someone hadn't advised us of this sooner.  It could have saved us a lot of stress and now panic.  She was not high pressure and didn't even push to have me select their firm.  She just did a great job at explaining the process.  I inquired if she would be able to do this for us.  She said that the area we had picked wasn't her specialty and that knowledge of the area is a real asset when looking for a place and negotiating.  She did get us the realtor who handled our particular area and even stepped in to assist when we had a small hiccup.  I told her I felt terrible I could split the commission for her after all her help.  She then advised she is the office manager as well as an agent and her primary mission is to make sure people are taken care of properly.  In that one goal, she truly surpasses most "professionals" these days.  I had truly thought customer service and common decency were dead in Texas after our horrible experience prior to finding Janice at Beam Realty.She handed our file off to Venus who showed us the property and got everything in order in very short order.  I believe the lease documents were in my hand within less that 24 hours of seeing the property with Venus.  Overall I am very happy that when the moving truck arrives and my friend and her family show up in DFW there is a home to go to...and without Janice and Venus at Beam I'm not so sure I could say the result would have been the same.  Her direct email is [email protected] and I highly recommend her when you are in the market.
