Greg is a real professional. Very knowledgeable. Buying a home is one of the most important purchases you will ever make. Get a good inspector. I did. Greg did a great job. I've had no surprises since I've been living in the home. When I buy my next one I'll call Greg again.

Greg at Cypress Inspections met me at the home to be inspected and and in detail explained what was to be expected in his report and what his inspection was to include. Greg was super nice and I could tell the way he explained things he had many years of knowledge and experience.Greg encouraged questions and gave answers in lay terms that we were able to easily understand. He was very thorough taking many pictures which he provided in his report with explanations for the deficiencies he found. I learned a lot by having Greg preform this home inspection that I did not know before. Greg is a true professional and I would not hesitate to hire him again. His inspection certainly helped my wife and I make a much better informed decision on the property we were considering.

The inspection went exceptionally well. This is the fourth time we have used Cypress Inspections. Personally, I would not use anyone else. Greg, the owner, is reliable, extremely detailed oriented, honest, and explains what should be to code. Any issues found are explained in easy to understand language. The reports are represented in a manner that not only is every criteria observed and rated, but pictures are added next to an issue, so you can easily see what the correct way should look like.

Greg did amazing! We are currently in the process of selling our current home and are forced to replace items not captured by our initial inspection when the house was purchased 6 years ago. Greg's review of our current home, a new build, will aide us getting it fixed and up to code before moving in to not affect the move in value.

This is the third home inspection I've had done in my life. So, I'm not new to this. Greg is a real pro. Very thorough without being overwhelming. He really put things into context. I've seen reviews on Angie's list where he gets slightly downgraded for price. This is not my opinion. I found his price to be very reasonable. Either way, he's worth every penny. I've never understood why people will complain about a few dollars on an inspection when they are buying an item worth hundreds of thousands of dollars. I'd hire him again as well as recommend him to anyone.

It wasn't cheap, but the house is large (>5000 sq ft) and he spent 5 full hours inspecting. I wasn't looking for cheap. Inspection was done quickly and got report quickly also. Part of the reason I chose Greg is that he is a master electrician. Based on our renovation so far, his inspection seems to have caught the relevant issues. While checking one of the AC evaporator unit, he said the fan sounded out of balance; sure enough, I later found a dirt dauber nest in the fan. Make sure you are present at the inspection, as he recommends, because he explains a lot of stuff while inspecting that makes the report much more understandable. Only negative: one of the 3 AC units in attic did not get inspected because he did not want to crawl through a very hard to access passage in the attic. The area wasn't accessible to code, and inspectors aren't required to attempt to go in such spaces, but it was still a little disappointing. Unit seems to be Ok though. Again, to get the best value, make sure you are present at the inspection so that Greg can explain things first hand where they are easiest to understand.

Profesional. Thorough. Educational. Those are the three words that best describe the home inspection I had from Greg. He was easy to reach/schedule with, upfront about expectations, did a very thorough job, provided a report within 24 hours, explained findings to me, and even made time to answer questions/concerns. Many of his findings surprised/impressed my construction manager, who emphasized that he had done a very thorough job as well. I feel much more confident about closing on my home, safer living in my home, and knowledgable about how the home works. I could not recommend a better home inspector.

Greg is awesome!!! He has performed two home inspections for me now, and both times I have been extremely impressed by his knowledge and professionalism. If there is an issue with your home, he will find it. His reports are incredibly thorough, and he takes the time to explain the findings to his clients in detail. The first home he inspected for me took over an hour longer than he planned (because of the poor condition of the home). Not only did he stay late to do a thorough job, he still only charged me the price he quoted when we made the appointment. I also had to change dates and times for inspections - he was flexible and accommodating and very nice about it. Cypress Inspections was the absolute best choice for my home inspections, I wouldn't chance hiring anyone else.

While a house that someone purchases to remodel and flip for a quick profit may look pretty and updated to a potential buyer, they are almost always the scariest inspection for me. I have to take extra time to inspect what may have been covered up and/or incorrectly repaired. A flipped property is sometimes nothing more than lipstick on a pig!! Greg was already inspecting the roof when I arrived. I followed him around during the inspection process and he did an excellent job of communicating what he found. He was at my house for 3.5 hours for the inspection process. He was very thorough and identified many issues that I would never have found myself. He also found a number of issues that the builder's inspector should have found, but didn't. I had my inspection report by 5:30PM the day of the inspection. I felt it was worth the money to get an independent inspection.

He found problems that the builder will have to fix before closing. The problems were in plumbing, electricity, roofing and attic.

I used them once. I've using that inspection for a case and turned out one of the thing they said needed to be licences judge ruled that it was inaccurate and it was very expensive very expensive. That wasn't a full inspection he only did certain things in the house and he charged me to do stuff outside and stuff like that which didn't so he charged me the whole price of an inspection and it was just few little things, Nice guy just too expensive. We had reschedule a few times.

"Thank you for your response. It is unfortunate that you were not 100% satisfied with the quality of my inspection and report. I would like to list several discrepancies within your review. Inspection was performed on October 3, 2015, not July 1, 2015. Cost of the inspection was $450.00, not $600.00. You hired me to inspect handyman's work to observe and render an opinion if their work was performed in a neat and workman-like manner or not. Most of these items were aesthetic-cosmetic issues with paint along with electric, plumbing & appliance repair. I inspected and rendered my opinion in writing per your request. Only one item within your report listed the need for a licensed technician. That was the replacement of an electrical switch. The handyman installed the wrong-type switch; therefore the light switch and light fixture did not operate. How expensive is it to hire a licensed electrician to install the correct switch so that the switch and light fixture operate, as opposed to hiring a handyman who installs the wrong switch and these items do not operate?"

Went very well. Inspector was thorough and found many items on a new build that I would have never been able to find on my own. He was very prompt and finished on time. Greg gave me the confidence to go to my builder and get a few things taken care of prior to closing.
