While a house that someone purchases to remodel and flip for a quick profit may look pretty and updated to a potential buyer, they are almost always the scariest inspection for me. I have to take extra time to inspect what may have been covered up and/or incorrectly repaired. A flipped property is sometimes nothing more than lipstick on a pig!! "Thank you for your response. It is unfortunate that you were not 100% satisfied with the quality of my inspection and report. I would like to list several discrepancies within your review. Inspection was performed on October 3, 2015, not July 1, 2015. Cost of the inspection was $450.00, not $600.00. You hired me to inspect handyman's work to observe and render an opinion if their work was performed in a neat and workman-like manner or not. Most of these items were aesthetic-cosmetic issues with paint along with electric, plumbing & appliance repair. I inspected and rendered my opinion in writing per your request. Only one item within your report listed the need for a licensed technician. That was the replacement of an electrical switch. The handyman installed the wrong-type switch; therefore the light switch and light fixture did not operate. How expensive is it to hire a licensed electrician to install the correct switch so that the switch and light fixture operate, as opposed to hiring a handyman who installs the wrong switch and these items do not operate?"
