Bad report - contractors bidding on work had better information and solutions for foundation repair. Bad service over all.

Extremely poor experience. I was concerned when the inspector showed up with nothing but a level. In my initial conversation with him he started to clearly lay the groundwork for me to not expect much from his inspection. It sounded very much like I was about to pay alot of money for an inspection that would include little to no effort to actually identify any real issues with my foundation. "Template" came to mind.... After the inspection I called their office to express my concerns and shortly into our conversation it became apparent in her tone that she was used to getting calls from unsatisfied customers like me. She was oddly unprofessional and short with me. As expected, the report had nothing of any value -- just a small handful of observations said over and over again in a variety of different ways throughout the document. In fact, the beginning of the report starts with saying you are not getting an inspection that included any kind of soil samples, etc., it is only a guy coming out and having a look. By the end of my experience, the word "racket" came to mind. If you're just wanting a worthless document to check the "an inspection has been performed" box, then I guess they fit the bill. But if you want a thorough, useful inspection, don't throw your $600 away.... go elsewhere.

Very bad experience. Regret to use them and will never use them again. The office response is slow, except for prepayment, and never provide a name when communicate. The order for the house inspection got no communication at all after the payment. Later on, I found this company has inspected this house 2 weeks ago (hired by another company StrucSure) , I requested to cancel the order. After my request, the Engineering Report is sent to me in a few days. It is a very poorly managed company. Charged much higher than other companies too.

LIGHTHOUSE ENGINEERING not affiliated with any foundation repair company so felt i could rely on their evaluation to be unbiased. All steps along the way from inspection to submission of written report were done efficiently, quickly, and professionally. Fortunately I do not need foundation repairs, but they did make some recommendations for some minor masonry and dry wall repairs that i will have done.

Overall, I was disappointed by the experience with Lighthouse Engineering. I had an engineer come out to my house to ***** the foundation issues that I was having. Before leaving he advised me that I had 2 options, each with their advantages and disadvantages. Upon receiving the official report only one option was listed, so I emailed for more information. The email I received back from the "chief engineer" was dismissive and vague. I followed up requesting more information, and received another email tersely citing his experience and proving no additional help. Despite follow up emails and calls, I received no additional responses, or the requested explanation.

I was concerned about my slab/foundation integrity due to various cracks in the slab, etc... Jonathan came out and was very professional and friendly, did his measurements/analysis, and answered many questions that I had. Of specific concern to me was the builders mix of concrete and issues down the road. He didn't think that I would have any issues due to it. Guess only time will tell. We talked about city inspectors passing it, but from stories that I have read in past and recently on city inspections, that does not necessarily mean I can put my guard down. I also think builders are slapping up houses fast and at times not putting as much care into the foundation. This was done under a builders warranty.

I've used lighthouse twice. Once years ago when they were doing home inspections and once for a foundation inspection. The home inspection was great! But the foundation inspection was subpar. The slab had visable cracks as well as 1/2 to 1" gaps in the brick work, not in the expansion joints, in the actual bricks and mortar. lighthouse said it was normal.... fast forward a year and now we have to pay a foundation company out of our own pocket to fix the house. wish I would have listened to my guy and reported this and got a refund and hired a different company.

Extremely professional group of people. The communication was excellent and the follow up written report after the inspection was timely. They evaluated the foundation and found that although the slab was tilted, that it was not necessary to correct as there was no indication of structural damage of any kind. Indeed, they noted that the repair recommended by a foundation repair company was not only not necessary, but could have caused damage to the slab. I would recommend using them prior to any foundation repair.

Jason worked quickly but was very thorough. He spent a lot of time answering my questions, exhibited a common-sense recommendation, and was very professional. We're beginning some significant home remodeling as well. Jason gave a lot of good advise on how to handle load-bearing walls, with recommendations on who can do the work. We will definitely be using Jason again to consult and oversee the structural issues with our remodel.

Michael Gandy came on time and hypothesized that a minor amounts of water was penetrating through the cracks and causing minor soil and driveway movement. He recommend removing the existing caulking between the driveway panels and replacing it to a minimum depth of 1 inch. He said the Retaining wall looked fine.

Jason provided a comprehensive report on exactly how he would fix the house if it was his that did not require any external piers or re-leveling. He also provided me references to numerous companies experienced at providing bids based on his structural engineering reports. This saved me $10K+ in un-needed repair work and saved me from all the hassles of having to pull up a deck, replace landscaping and extensive interior repairs.

Jason arrived on time and completed the work in a professional and timely manner. He spent time with me to understand my concerns, then evaluated my home using his experience and tools, then answered all of my questions to the best of his availability. In addition to visual observations, Jason diagramed the floor plan of my home and took interior floor elevations using an electronic ziplevel. Within 24 hours, I received a report from Lighthouse which included: details about my property, observations by the professional engineer (exterior distress, internal distress, drainage assessment, etc.), conclusions about the performance of my foundation, and recommendations for my property and foundation maintenance. The price of service was based, in part, on the size of my home (2100 sq feet). For anyone with foundation concerns and with the financial means to hire a structural engineer, I would recommend Jason & Lighthouse Engineering.

They provided us with service. We were able to get exactly what we needed to make a decision as to whether we needed foundation repair, and it turns out we do not need to do anything at this time. They provided excellent recommendations for steps to take to lessen any of the shifting that might occur in the future. There was just one worker and he was excellent. He was very professional, explained things well, and did a very thorough inspection.

Jason performed the evaluation on my home. He arrived exactly as scheduled and was very professional and thorough. The entire evaluation took roughly an hour to complete. I had painters at my house during this time, and it was no trouble for Jason to work around a house full of people. After he was finished, he presented his findings and recommendations, as well as promised full report to be delivered to us within a couple of days. As scheduled, I received the full report within 36 hours of the service being performed. I was very pleased with my experience with Lighthouse and Jason, and wouldn't hesitate to recommend their services.

I called and explained to their representative that I simply needed a professional opinion on whether my back patio was physically attached to my homes foundation after receiving conflicting information from pool companies I am currently getting bids from. I dont think this falls within their normal service requests but they were kind enough to listen to what I needed and to send an engineer out to my home to provide a professional opinion at no charge. Their engineer Jason was punctual and extremely knowledgeable and friendly and was quickly able to give me the information that I needed and chat for a few minutes before heading to his next job. I really appreciate this company doing this for me at no cost and so quickly and I will certainly be using their other services when I need them in the future and will recommend them to friends and family immediately!

I paid Mike Gandy to come out and check my foundation in 2009. I was pleased with his analysis which recommended major foundation work. After talking with a couple of foundation repair companies, we decided we could not justify such an expensive job given the value of our house and the housing market. We decided to look into it again this year with house values going up. Josh Ford, an EIT with the firm, did the inspection. When we received the report, I was surprised that it talked about our lack of gutters and the problems that would cause. I contacted the firm and sent them photos of all my gutters and asked how they did not see them. I think what I got was either boilerplate dos & don'ts or they just relied on the eight year old report from when my gutters were in bad shape. Mike called me to discuss it and after apologizing for missing it, he seemed to have a hard time understanding why a customer might feel like he was getting a less than thorough and professional job. I have no issue with the measurements. They are close to what the foundation guys saw when they came out. The reason I hired an independent firm was to make sure everybody was on the same page. The bottom line is that I expect a full professional effort for my money. I am sorry they don't agree.

Jason did a great job efficiently checking the concern points. He was able to determine they were cosmetic and not structural issues to give piece of mind, and also provide documentation that would be helpful in the future if the home is sold.

Jason was great to work with, he was professional, prepared, on time, and went right to work to take the necessary measurements of our home inside and outside. It took maybe an hour. He provided a verbal assessment before leaving, and within 24 hours we had his full report. Luckily for us, there was no foundation issues at all, just the normal seasonal movements that is typical in Texas. We would definitely recommend Lighthouse to anyone who thinks you may have a structural problem. We will certainly call on them again should we need further professional advice.
