Harold M. Johnson of Poly Properties and Beth Johnson of Texas Holdings Inc never did repair or replace the items they agreed to take care of.We found out a month after moving in the house that in the addition laundry / storage room where a water heater was placed in a closet supposedly for the second bath that the "contractor" Mr. Harold Johnson uses on his properties stuffed a brick and a piece of insulation in an open drain he never capped off and then covered this with a piece of plywood and installed the new water heater on top of that. We found this out after having raw sewage back up into this room 3 inches deep. The plumbing was such a mess and so unprofessionally done, all the plumbing in the house had to be replaced to the tune of $13,000, this included drywall that had to be cut out that was soaked with sewage, tile floors that had to be replaced etc. in addition to the personal items ruined. We now realize why at inspection Mr. Johnson refused to turn on the water the first two times we asked. He knew about the plumbing issues and the expense it would have taken to replace plumbing in this home. So he intentionally covered up a serious plumbing issue hoping to unload it on an unsuspecting buyer,. us.We wish would could say that this was the only issue with this house, as if that weren't enough.No permits were ever pulled for the work done on this home. The City Of San Antonio verified this. Mr. Johnson lied about every single thing he said he did. He even had the nerve to send us an email the day after closing saying if we would sign a new addendum stating we would take the house "as Is" this would alleviate the issue of repairs not done. We still have serious electrical issues that we are working to correct, live wires left uncapped. Wiring incorrectly added, breakers doubled up on illegally.This was supposed to be repaired in our contract, agreed to by Mr. Johnson and wife Beth.We replaced the AC duct work for $2500 dollars and still have insulation to put in that Mr. Johnson and wife Beth agreed to complete and never did. This has been a two year nightmare of constant repairs.Harold M. Johnson Broker of Poly Properties and wife Beth Johnson of Texas Holdings Inc are completely unscrupulous, calculated people. I absolutely would not conduct any Real Estate dealings with this company or these people.
Description of Work: In April of 2010 we went under contract to buy a home in San Antonio, Texas from Broker Harold M. Johnson (Poly Properties LLC) and wife Beth Johnson. Harold M. Johnson of Poly Properties was the broker of this property. The property was under a company Harold M. and Beth Johnson owned called Texas Holdings Inc. These two people along with the "contractor" (if could be called a contractor) completed repairs on a home we were interested in buying. Initially, the home we could tell had been "updated". A bathroom had been added. An extra room had been built and added as a laundry /storage room. New sheet rock had been put up (This should have been a warning to us)Mr. Johnson assured us and our agent that new plumbing had been installed, new fixtures, ceiling fans, new paint, new walls just to spruce up the house. We asked if permits had been pulled for the electrical and plumbing work done on this house. He assured us they had. We asked for copies, he agreed to supply them to us.House looked good initially. We are first time home buyers. Put an offer on the house and asked after an inspection that revealed several things that were issues to have these things repaired as a condition of the sale.At first Mr. Johnson agreed, no problem. Weeks passed nothing was done. Our agent called Mr. Johnson again, asked when he would be making repairs . No duct work in the attic at all. Duct work needed to be replaced. Electrical issues, box and panel had breakers that were illegal and dangerously over loaded or doubled up on. Panel needed to be replaced. No GFI in the kitchen. Mr. Johnson screamed and hung up on our agent, then called her back to apologize and said of course he would take care of those issues before closing. We had asked Mr. Johnson to turn on the water for the inspection. A normal request. He refused, twice. We couldn't understand what his issue with turning on the water for our inspection could be. He finally agreed to do so. We now understand why he refused.Day before closing none of the issues were taken care of. We decided to have our agent propose a reduction in price to cover the repairs noted at the inspection. We had already given notice to our landlord, were packed and ready to move. We asked the Title company and a lawyer from Trec if we should back out or could we note in the closing documents that Mr. Johnson had not fulfilled the addendum to our sales contract stating he and Poly properties/ Texas Holdings Inc and Beth Johnson would repair or replace all the issues listed. Would present copies of permits pulled for all the work requiring permits, plumbing, electrical etc.We signed our closing documents. Mr. Johnson asked the Title company to stop our funding and refused to go on with our sale.He refused a reduction in price. We threatened to sue the Title company if they with held our funding that our mortgage broker and company were waiting on and they finally agreed to release our funding. We owned the house and Mr. Harold M. Johnson of Poly Properties and Wife Beth Johnson of Texas Holdings Inc were now libel for breech of contract and the repairs on the home we purchased they agreed to repair or replace.
