Mr. Hedderman himself came out for the inspection along with another team member. They arrived punctually and started a detailed inspection process. The house was built in 1950 and is 1700 sq ft. The whole process took approximately 2.5 hours. At the end of the inspection, Mr. Hedderman sat down and provided us with a detailed debrief on his findings. He was very knowledgeable and was able to answer the various questions that we had. He mentioned that we would receive a copy of the report at 5.00am the next morning. He was not kidding ... at 4.48 am we received a copy of the report. It was a 41 page report with a breakdown on the estimated cost of addressing several issues that he had highlighted. Overall we have been very happy with his work.
When it came time to buy again we didn't hesitate to use HEI. After seeing two different inspection reports produced by different inspectors hired by potential buyers of our home it is obvious that HEI produces much more thorough and complete reports.
Our primary concern (and hence the lower rating on professionalism) was that the report was obviously put together using previous documents with a bad cut and paste job. For example, there was a section on the elevator in our report, but this is a one-story house. There were other references to zones for the sprinkler system, but no explanation of what they were. It took three or four revisions to get the report corrected and in finalized form which was a bit frustrating.
We found Hedderman very responsive to these issues and they turned around the versions very quickly; however, a bit more time would have been preferred to be as thorough with the editing and proofreading of the report as they were with the inspection. I would recommend Hedderman to our friends with the caveat that the closely review the contents of the report once received.
"The cost of the inspection was agreed to well in advance of the inspection. This was the second inspection we did for the member, and it is my understanding that she expected a price reduction for a second inspection. I wonder, when she performs more than one surgery on a patient, does she give them a price reduction?? My guess is no. As far as being called arrogant, that is a new one on me. I've been called a lot of things in the past 30 years of performing inspections, but this is a first, and I take her comment with a grain of salt. We did a good job on both of the inspections we performed for the member, and our first inspection prevented her from buying a house with thousands of dollars of needed repairs. HEI still does the best inspections and produces the best reports in the business."
