I hired Hedderman because he's a licensed inspector and engineer. This is my first home and a new construction so i wanted to make sure i was getting a thorough and professional inspection. Although Mr. Hedderman signs the report, he did not personally inspect my home. The two inspectors arrived on time but took nearly no time to complete their inspection. The inspectors missed several serious issues with the home including a faulty part of the HVAC system, exposed live wires, and an issue with a wall and door. Thankfully i have a family member who versed in this area and caught these problems even though i paid Hedderman, not the family member. After emailing his company the next morning, Hedderman dispatched these inspectors back to the property to reinspect. The inspectors found some of the issues and revised their report to include these issues. Hedderman and I discussed their revised findings via telephone and the inspectors AGAIN missed another issue. Even after having to correct Hedderman on two different occasions, he refused to offer any credit or refund of the fee I had previously paid. I would suggest going with another inspection firm unless you can yourself re-inspect after these guys or potentially face future repair costs. I was very upset that I had to double-check their work and no discount was offered for their mistakes.

The two young men were punctual and polite. The problem was their behavior during the inspection. They talked and laughed about weekend and past events. They seemed to concentrate on areas in which they were together and move quickly through areas in which they could not converse. -The report arrived promptly the next day.

There are less expensive providers but Hedderman was worth the reasonable premium. They were punctual, did what they committed to do, were thoroughly professional and very patient in taking time time to explain their findings and answer questions. While I am not a civil/structural engineer, I am an engineer and I can attest that these guys know their stuff. I would recommend them to anyone.

They were very thorough in their findings, including diagrams and pictures, so the recommendations were well-understood. 2.5 years after the inspection, we haven't found any other major issues with the house aside from the ones they identified.

The day of our appointment we learned on of their engineers had been hospitalized. Jim and his son were able to cover not only their work but the work scheduled for the other engineer so they got here on time (actually a little earlier than expected). They worked individually to take their measurements and do the inspection. We got an on the spot assessment and a followup report that detailed what Jim felt we needed to do to clarify the source of the problem. He felt it was probably soil moisture being out of whack due to under slab plumbing leaks. He gave us some recommendations for companies to do the under slab leak test as well as the replacement plumbing, if necessary.
We would recommend this company to anyone who needs a professional engineer's assessment of their structural or foundation issues.

We contacted Hedderman Engineering Inc. to get an inspection done on a house that we are interested in purchasing. He was highly recommended by our realtor. His firm seems to be busy and the earliest date that they could accommodate us was a week later.
Mr. Hedderman himself came out for the inspection along with another team member. They arrived punctually and started a detailed inspection process. The house was built in 1950 and is 1700 sq ft. The whole process took approximately 2.5 hours. At the end of the inspection, Mr. Hedderman sat down and provided us with a detailed debrief on his findings. He was very knowledgeable and was able to answer the various questions that we had. He mentioned that we would receive a copy of the report at 5.00am the next morning. He was not kidding ... at 4.48 am we received a copy of the report. It was a 41 page report with a breakdown on the estimated cost of addressing several issues that he had highlighted. Overall we have been very happy with his work.

We used Tim and HEI back in 2008 when we purchased our last home (new construction). We kept the very detailed report handy and would refer to it from time to time to understand if any issues we found existed prior to our move-in. We recall Tim did a very thorough job and recommended him to friends.
When it came time to buy again we didn't hesitate to use HEI. After seeing two different inspection reports produced by different inspectors hired by potential buyers of our home it is obvious that HEI produces much more thorough and complete reports.

Tim came recommended from our realtor and did the inspection himself. He was very, very thorough and inspected the attic, roof all appliance, sprinkler system, etc. He spent time to answer all of the questions we had and was very knowledgeable. The report provided pictures with annotations, third-party diagrams to explain how electrical box should be wired, and estimated costs for recommended repairs. The report was well laid out and thoughtful.

Our primary concern (and hence the lower rating on professionalism) was that the report was obviously put together using previous documents with a bad cut and paste job. For example, there was a section on the elevator in our report, but this is a one-story house. There were other references to zones for the sprinkler system, but no explanation of what they were. It took three or four revisions to get the report corrected and in finalized form which was a bit frustrating.

We found Hedderman very responsive to these issues and they turned around the versions very quickly; however, a bit more time would have been preferred to be as thorough with the editing and proofreading of the report as they were with the inspection. I would recommend Hedderman to our friends with the caveat that the closely review the contents of the report once received.

I have used these guys before and the reports are clear, easy to read. Main sticking point is the cost. They check everything. They dont miss anything. I would think they would be worth it if the house were at least 10 years old or if you had concerns about prev damage etc. But then again just get some comparisons if you have the time and your realtor is open to it. Mine is not.

"The cost of the inspection was agreed to well in advance of the inspection. This was the second inspection we did for the member, and it is my understanding that she expected a price reduction for a second inspection. I wonder, when she performs more than one surgery on a patient, does she give them a price reduction?? My guess is no. As far as being called arrogant, that is a new one on me. I've been called a lot of things in the past 30 years of performing inspections, but this is a first, and I take her comment with a grain of salt. We did a good job on both of the inspections we performed for the member, and our first inspection prevented her from buying a house with thousands of dollars of needed repairs. HEI still does the best inspections and produces the best reports in the business."

Inspectors were prompt, courteous and very thorough. The structural inspector used an electronic level to determine settling of the foundation, which provides a good baseline for determination of future settling. Both inspectors provided cost estimates for repair work and advised us to get quotes on some of the more major items. I would definitely use them again.

I explained to receptionist while booking the appointment that I was a particular home buyer, attentive to detail, and that I would appreciate inspectors who were OK with that. Phillip Lawlis (mechanical) and Dennis Polk (engineer) arrived as planned and quickly went separately to work. Inspection was thorough and lasted 3.25hrs. Meanwhile, Phillip and Dennis appeared unbothered when I occasionally showed-up with questions. They went out of their way to show me and explain things they found. At the end of their respective inspections, each gave me a briefing of what they looked at and what they found. I received a $25 discount for paying by check at the inspection, and Phillip explained how to go online to accept the service agreement. By 9AM the next morning I had 2 very thorough inspection reports, each replete with annotated color photos, delivered by email in PDF format.

Hedderman engineering did my initial home inspection. I was under a tight time frame due to a longer than expected negotiation process and short time to closing, they found a way to work me in despite the short notice. They did a very thorough job and uncovered several issues that I probably never would have noticed, but that the builder needed to correct. They also noticed a serious issue with the jacuzzi tub, they spent quite a bit of time on the phone with me explaining the situation to me and arming me with the information I needed to be able to insist that the builder replace the tub. Both the structural and mechanical reports were in my inbox within 24 hours of the inspection being completed. I especially appreciate that Tim Hedderman and his engineers are willing to speak by phone to further explain the results -- as a first-time home buyer this was especially helpful to me. Since buying my house, I've used them again to evaluate a potential foundation problem. I highly recommend Hedderman Engineering!

They were recommended by our realtor and thoroughly inspected all aspects of the house (4600 sq feet). They spent time walking through everything with us and answered all questions. They also provided whatever insights they had on the specific builder. Ours is a Trendmaker. They provided a detailed inspection report with pictures that they had taken of problem areas the next day. They also included who to call to fix the problems ie: contact a plumber for estimate which was helpful on some of the less obvious repairs. They also included a rough estimate of how much it might cost to fix. After buying and selling houses and using several home inspectors-they are the best we have ever worked with.
