Description of Work: Cross Properties remodeled the duplex next to my residence. It was old and ran down. They did an excellent job with the remodel. It looks like a new house!! Awesome job!!

I first of all I cannot believe that Cross Properties was dumb enough to register themselves with Angie's List. If you ever move to the town of Commerce, Texas do not rent from Cross Properties they are the biggest slumlord in this town. I found out the hard way. I moved here not knowing anybody and needing a cheap place to rent while I was building my home. Oh sure, they were nice as pie to your face so they can get your business. A different story after you become a tenant. They rent out dilapidated buildings that should be condemned by the city, and I don't know why they're not condemned. Cross Properties demands to have control of the water service. They won't let you get water service in your own name. That in itself should throw up a red flag. The reason being is so that they have leverage in playing games with you on the amount of the water bill. Which they don't even pay on time. Then they state it's because you didn't pay them for the water. When in fact the city turned off the water due to non-payment from Cross Properties. As I was told by the city of Commerce. After tenants are forced to move out, Cross Properties somewhat cleans out the unit and then just lets the trash sit out in back of the unit so it attracts rodents. There is so much to go on about, all I can say is avoid Cross Properties at all cost. There are plenty of affordable units to rent in town from other companies that aren't as bad as Cross Properties.

I contacted Stacia Cross early summer 2012 looking for a place to live come fall. She showed me several choices and all were extremely less than perfect. I choose what I felt was the better of the selection and paid fees, deposit, etc. Stacia was very helpful, always answered email, calls and text messages promptly. Move in time came and I got busy with school. I moved in into a completely fifthly house. Her "cleaning crew" did not come as she had mentioned before. There were roaches in the tub, cabinets and IN THE OVEN! Sent a few repair request in and they were never handle. Each time I called, the repair date got moved and moved and moved until three months later, I still havent had anything fixed. I am living in a house with a pile of crap in the back yard that rodents have made into a new home, mold growing on my ceiling, a caved in porch and glass, nails and roof material in my yard. My living room floor has many holes under the carpet, my feet sink in while walking. I'm in charge of pest control and the roaches and mice will just not go away. I am afraid to set traps in my attic in fear of what I will find as soon as I go up there, and the musty moldy smell will not go away. The "maintenance crew" is a complete joke. The van they drive around in is packed high with trash and they are always at the convenient store hanging out. When someone does show up to fix something, they laugh at your concerns and seem to be high as a kite. Gas/electricity/water is EXTREMELY high for a one bedroom house with one tenant. I am positive I have a leak, but good luck getting them to fix it. The concerns with my health and safety in the house is the least of my worries. The unprofessional behavior of Stacia tops the cake. She has cussed, screamed and flipped out many of times on me and neighbors. Her husband (Phillip) is obviously the brains of the operation and he seems to be nice but can never get a word in with her loud mouth. I wish I would have done some more research and simply ask around before signing a death trap with this company. I currently have a lawyer looking into my situation as well as the city. I can not wait to get out of the slum's and turn my issues over to the state.

The woman that runs these properties is very unprofessional. We stopped and looked into windows of a house and she came by and introduced herself and told us she had several "better" properties she thought would be of more interest to us. The properties my husband and I were shown were slum properties. All the woman talked about is how she drove a Cadillac, how she wasn't a racist, how many black people work for her, and how they were not crackheads. I did not think any of that was relevant to my renting of any property. She was loud and rude. She came off as aggressive and seemed like she would be very confrontational if crossed, in a fighting kind of way. I would never rent from anyone this unprofessional. She gave me the feeling that I was about to be ripped off. Definitely hillbilly property management at its finest!!!
Description of Work: I was in the market for a 1 to 2 bedroom house for an elderly family member. I was looking for something simple yet nice and clean.

The owners of the company are Phillip and Stacia Cross. He handles the upkeep on their properties and she handles dealing with people. My friend and I met her at one of the properties we were considering and everything was going well until I had the (unmitigated gall) to ask about just one of the problems I noticed. In a corner of a bedroom, which is the outside corner of the dwelling, at this particular property I could see that a really poor repair job had been attempted and partially hidden by the carpet. When I pulled the carpet, which wasn't affixed to the floor with a tack strip, away from the corner what I saw was that the floor had separated from the wall. Having some experience with pier and beam construction I recognized this as being due to the dwelling needing to be leveled. That the dwelling was un-level was not a surprise as I had already noted that there were several areas where the floor sloped. The space where the wall and floor had separated, which was about three inches high at its widest point, had been filled in with latex caulk, then carpet laid against it to hide it mostly from view. When I discovered this problem I was alone in the room. Shortly thereafter my friend entered the room and I pointed it out to her. Then Mrs. Cross entered the room. Because I didn't want to squat down again I pointed at the problem area with my foot and said, "This is nice." At this point most landlords would say, "Oh, I'll get that fixed." or something to that effect; at least acknowledging that having such a leveling problem could be an issue. In a complete departure from normal prospective landlord behavior the previously pleasant Mrs. Cross turned into a screaming shrew. She flung strange accusations at my friend and I such as, "Are you here to rent an apartment or to critique my property?" Neither of us having ever had a landlord (prospective or otherwise) start screaming at us my friend and I extricated ourselves from the situation as quickly and politely as possible. As for my ratings for Cross Properties, I awarded D's and F's because the property my friend and I looked at was in no way worth what was being charged for it. The property wasn't very clean, the carpet was in poor condition, there were structural issues, poor paint job throughout, the yard was full of trash including broken glass, we were left waiting while Mrs. Cross ran around town trying to track down the person that had the key to the property, and (of course) we were screamed at.
