First, Craig is thorough. Used a thermal scanner to check heat and then AC from hvac. He bounced a ping pong ball on each of my floor tiles to see if there was any air pockets from improperly set tile (there was and the builder had his subcontractor reset). We were missing brick weepholes over 25% of the exterior.
I could go on and on with details but you get the picture. Amazing service. I would never buy a new house without Craig. In fact, I'd positively get the 4-visit package where he inspects at 4 different stages. Worth every penny! Glad we didn't listen to the builder who said, Save your money. Don't worry, the city inspects everything.
Like heck they do! There is a world of difference between making it safe/legal vs having a quality built home. (Besides, those weep holes violated code but the city didn't catch it ... or a 1/2 dozen other violations that Craig did)
Definitely a great business and one I recommend.

"As Paul Harvey would say and now the rest of the story... First and foremost I would like to apologize to [member name removed] if I offended him in any way. My attempt to be light hearted and funny obviously didn't work. In response to the question of do "do you want a quote" that was in response to his comment that he was looking for a price. I asked him several questions about his potential future home so that I could give him a price. Only after that did he ask for an Angie's Discount. If you go to the Angie's List you will see that I am not one of the vendors that has a coupon or discount listed but in my bio sheet I do offer discounts to Seniors, Military, Emergency responders and Educators. of which [member name removed] indicated he was not one of. I run my company based on offering a fair price based on information that I asked [member name removed] about including the size age and amenities such as pool etc. I definitely am not a CHEAP inspector but as several reviewers have mentioned my prices being very fair for the product they receive. Again I apologize if my demeanor and phone etiquette was wrong in the eyes of [member name removed]. At the end of the day I hope that [member name removed] got the quality inspection he wanted and needed at the price he got from another vender. Our inspections are conducted using the American Society of Home Inspectors (ASHI) standards and practices which exceed the Texas Standards and include using specialized equipment including Infrared scans (I am a certified level 11 Thermographer). Craig Lemmon was at the top of the list with excellent reviews of his Professionalism and Knowledge.
On the day of the inspection Craig arrived early and had already started when I got there. Craig allowed me to follow him around, ask many questions all the while being informative, (patient) explaining each step, any issues and how they needed to be corrected. His home inspection report is thorough and leaves nothing to doubt - it's very clear and easy to for me follow as I do my the walk through in my new home in Rhome, TX.
I really appreciated his knowledge about the construction of a house; i.e. exterior, interior, electrical, everything and he left me with lots of good ideas and great materials to use in the maintenance of my home. I highly recommend Craig Lemmon to all needing a home inspection and great learning experience.

Much to my dismay with the concerns of moving and family matters that I had to take care of and a garage full of boxes, we did not notice the water leak until it was way too late in October. It had already soaked the carpet in my office, the sheetrock and everything in it's path. We had to totally rip out all of the carpet because it had molded, rip out the sheetrock on both the inside and outside walls, scrub everything down for mold and it was a huge costly mess all because of a passing mention on his inspection report.
This is not the first time my family had had an experience with Mr. Lemmon's inspections. My son purchased a house and Mr. Lemmon again pointed out the very obvious problems. He did not however, point out the major problems with the a/c leaking from the pan in the attic or the fact that the drain from the a/c pan that emptied in the guest bath was totally clogged with filth and dirt or that the homeowner had repaired a major problem with the a/c leak that had caused massive water damage in the ceiling over the master bath shower. Totally unacceptable.
And once again yet another member of my family has had experience with Mr. Lemmon. My daughter lost the buyer of her house because Mr. Lemmon misidentified what he considered mold under her kitchen sink. She is a laboratory technologist and will correctly identify the dirt that is under there. He also stated that her a/c was leaking. She just had it serviced and repaired. He ripped the vents off under the a/c damaging the wall and only replaced one screw. He also took off another vent in the bedroom looking for who knows what and left half of the screws off of that vent. He is very big on claiming that GFI plugs are either not present or they're in the wrong place. Mine was way too far from the bathroom sink and that's a bad thing???
All in all, Mr. Lemmon had been nothing but a lemon and a huge curse on my entire family.
He was hired by prospective buyers because he was and quot;cheaperand quot; than the other inspectors. Why would he be cheaper? It seems as though Mr. Lemmon should be more attentive to detail in ALL of his inspections since everyone else seems to be thrilled. I wasn't, still am not, my husband curses his name just about every day because of all the grief that he caused us with the hot water heater. I curse him because of the problems that he has caused my relatives.
In every note on his inspection report, he states that it should be checked out by a professional electrician, plumber or what ever other professional he deems necessary. You pay his fee and then you hire three or four other people to come back and go over what he glanced at to really tell you what is wrong? Why bother hiring Mr. Lemmon if all he is going to do is recommend the other professionals to actually diagnose the real problem? Why not go directly to the source and save yourself a lot of grief?
All in all, I hope and pray that I never see or hear of Mr. Lemmon again in my lifetime.
I would definitely not recommend him and if you do feel compelled to hire him, stay home from your work for the inspection and follow him around to make sure he doesn't miss something important like an antiquated water heater!
"This inspection was done 11/2 years ago. The inspection was done in March of 2011. This a 1981 construction of approximatley 1800 square feet. I spent 4 hours on site for this inspection and went over the report with the buyer. In the report there is a picture of the water heater wrapped. There was no leakage at the time. In the report the water heater was called deficient and it was recommended that a plumber come and inspect. The buyer was informed that the water heater was wrapped and that under the Standards of Practice for the State of Texas. We do not dismantle or remove wrapping. She was aware of this fact at the inspection. I will limit my comments to only her inspections. I am sorry that 7 months after the inspection and her being aware that the water heater was identifed as deficient and that a plumber was recommended that it leaked but once again we are not a warranty company and our inspectiosn per our State Standards are for the day of inspection. Listed as deficient and in need of repair were the electrical components as well as the ducting with pictures showing the defects. There were additional items that called for a professional repair person but I am not aware if the recommendations and suggestions of the report were followed. As a side note. The buyers were given a book on how to maintain the house and their responsibilities going forward....... We are not a warranty com pany and out inspection are good for the day of inspection."

Craig is a super accomplished guy who takes pride in his work and it shows. Punctual, knowledgeable, friendly, professional, thorough, and sharp. He will not only tell you what is wrong but why things are the way they are. Things don't deteriorate unevenly in a random fashion. There is always a story (why did moss appear in a certain place and why not in others, why are there stains on the carpet where the door closes et. al.) - is it the builders fault, is it because of lack of upkeep by current owners, is it out of compliance because of change in building code, is it because of faulty renovations by a contractor, is it just the age of the house..all such answers are provided by Craig.
Though he gives you every minute detail of what is wrong with the house, he is practical in terms of what need fixing the most and what can be ignored. If you want to rest at night knowing that you now know everything that you would want to know about the house you are planning to buy and not get cold feet because of the unknowns - Craig is you guy. Would most definitely recommend him to anyone who needs a home inspector!

Craig wasn't trying to scare us or anything, he was just telling us the facts about the house. In addition, he gave us a list of and quot;Craig approvedand quot; contractors that we could contact to look further into any issues. I called the electrician Craig recommended and got a quote to fix the house; it was completely reasonable. [Not related to Craig, the seller offered to reduce the sale price a fraction of the cost to fix the aluminum wiring and ignored the other safety items Craig identified (not windows, plumbing, fireplace, etc.); so we didn't buy the house.]
I just got off the phone calling Craig to inspect the next house!

Craig did an absolutely wonderful job on the inspection and was a pleasure to work with. We were first-time home-buyers insisting that we follow him around through the entire inspection with a paper-pad and pen. Craig was very patient and took the time to explain each issue in detail and answer any question we had. Ours was an interesting situation, with a seller that insisted on being at the home through the inspection. Craig handled the seller's questions (and at times objections) with absolute professionalism. Really and truly, he helped us and quot;break the iceand quot; with the seller on many of the issues. This proved helpful during our option-period negotiations as the seller was already aware of the importance of each item.
All in all, Craig spent 4 1/2 hours with us (1 1/2 hrs extra than was scheduled due to our's and the seller's never-ending questions) and then had the official report typed up and sent to us 1 hour later! I would highly recommend him to any home-buyer, whether you need quick/efficient, patient/informative, or both; Craig will meet your individual needs perfectly. He certainly did for us!
ADDED BONUS** Craig is just a really nice guy in general... his wife even sent DELICIOUS home-made cookies that made the inspection process even more pleasant :)
"It makes the profession of being a professional home inspector easier when the clients listen to what you are trying to expalin to them about their potential purchase. So many times buyers are wrapped up with wanting the house that they ignore the warning signs given to them. These buyers wanted to be educated consumers and I was able to represent the house to them in a manner they and the seller understood."
I recently had a client who was considering a home where an inspection had recently been done by another inspector. That inspection resulted in the prospective buyer deciding against purchasing the house, so the house was placed back on the market. My client subsequently made an offer on this property. Since the listing agent is required to provide any prior inspections, we were able to see the findings of the 1st inspection.
My client (who had used Craig to inspect her previous house), wanted Craig to re-inspect this house because she trusted his opinion. Carig volunterred to review the 1st inspection report before charging my client for a new inspection. After reviewing the 1st inspection report, Craig took the time to call the 1st inspector to discuss the findings. Without charging my client, Craig advised my client which of the home's issues should be of most concern (the house was built in the 19950's, so there was a long list). Carig gave my client a ballpark opinion of what he thought the cost might be to remedy the major concerns. As a result, my client decided against purchasing that house. She was very relieved to have avoided purchasing a and quot;money pitand quot;.
If any of my clients ask me for an inspector referral, I do not hesitate to refer Craig Lemon.
