Addition to Existing Structure Building Service
I've had the pleasure of working alongside TRS Build for over four years, and I highly recommend them. Led by Shaniko and AnnMarie, this powerhouse design-build team embodies professionalism, passion, and excellence. As an accomplished architect and interior designer, I’ve worked with many firms, but TRS stands apart by creating stunning, thoughtfully crafted homes while fostering meaningful client relationships. They respect clients' homes and surroundings, showing dedication and care at every stage. The entire team is reliable, knowledgeable, and a joy to work with. Their well-defined process keeps projects running smoothly, and if challenges arise, TRS addresses them quickly without delay, ensuring a seamless experience. Working with AnnMarie, Shaniko, and their incredible team has always been a privilege. If you're seeking experts to design and build your dream home with beauty, care, and precision, TRS Build is an exceptional choice.

TRS Build just completed our whole home remodel we could not be happier and completely satisfied with the results. The communication from planning through construction was impressive. Everything ran on time and within budget. There was never a question on what was going to happen when and how much is this going to cost. They were completely transparent, professional and respectful of our home. One of the many great things they have is an amazing design team that provides 3D imaging and virtual walk throughs of you home with all the materials you choose before any construction or final budgeting â even with the slightest changes, they will send you new imaging so you can get a virtual feel of how the home will look. Every week during construction, we received and email of what is planned for the week that may include some action items for us. Thereâ s also group text communication alongside the weekly emails that allows you to ask any questions at any time during the process and we always received prompt responses. We now have a completely new home and more fitting for our family with: enlarged and updated bathrooms, an additional bathroom, a new living area extension, updated kitchen, a new laundry room and pantry, a new entry way and study and updated bedrooms. There were absolutely no surprises during planning or during construction and everything regarding the process is provided in writing. It was a 5 month build and they finished on time and on budget. Its very difficult to find a team that truly cares and that you can trust with your home, and I highly recommend for you to explore what TRS Build can do for your home and family. Thank you TRS Build!

When we first set out to build our addition, we had a general sense of what we wanted, but we didn't know how to get there, how long it would take, or what it would cost. After several interviews with companies around Austin, it was ultimately the sense of genuine honesty and caring from Annemarie that made TRS Build the obvious choice. TRS Build guided us through the entire process, from design to construction, taking care to work around our busy lives (we had a baby and broke ground at nearly the same time!). During the design phase, TRS Build provided several options based on our general ideas and some photos of rooms/styles we liked. We also had several iterations of material selection based on choices presented by the team which helped us not be overwhelmed with the immense variety that exists. After design, came the long wait for permits, which honestly was the toughest part of the entire experience. TRS Build handled all of this for us, and communicated often to ensure we knew the status and what to expect next. Ultimately this step was entirely up to the city and out of our hands. Once permits were granted we moved to the exciting and chaotic construction stage. At this point we had a newborn and spent a few months sleeping in our living room or at our in-laws'. TRS Build was completely understanding of our situation and though there were many new faces and noises throughout the day, we never felt like our lives were too disrupted by the construction. One thing I'd like to add is that, while sometimes communication was a bit delayed, all of my questions and requests were ultimately addressed to my satisfaction. In the end, it's difficult to convey just how happy we are with the job done by TRS Build. Our family was quickly outgrowing the space, and the addition designed and built by TRS Build has given us some much needed breathing room. We now have a beautiful master bedroom and a sanctuary of a master bathroom that includes a walk in shower & tub area which our entire family (kids included) absolutely love. In fact, we look forward to family bath time because the wet room makes it so easy! We're a few months post-construction now and I can still confidently say without a doubt that we are so happy we chose TRS Build for our project and will happily choose them again for future projects. Thank you again to Annemarie, Shaniko, Jenny, Gaby, Irama, Mary, and all the subs!

$13,500,000
We hired TRS to do an addition and partial kitchen remodel. It's been almost 7 months since we moved back into our home on December 14th 2021. TRS did not pass the final inspection until 3/14/22. After the final inspection, we asked TRS to come over and do a final walkthrough so we could discuss the issues we had found with their work. TRS advised us at that time that they had already done a final walkthrough (without us) in December of 2021 and they demanded final payment. They stated they would not come over to look at the problems until after we paid them the remaining balance. Changes were made to our home, in order to pass code, until March of 2022. We asked multiple times for Shaniko AnnMarie to come over and they refused. We found it difficult to understand how they felt proud of their work when they did their â final walk through. We have incorrect siding on our home which is a pretty huge oversight. This is just one of the many major oversights. Was it an oversight that caused our entire tile floor to be installed incorrectly? We hired a tile inspector ($750) to prove that the tile floor was installed incorrectly. The tile inspector's report shows that every step of the tile floor installation was done incorrectly. The kitchen backsplash is also a mess. Messy grout lines, tiles smeared with grout, a large gap between the tile and the wall. It looks very unprofessional. We were told that the lower cabinets in our kitchen would be potentially damaged when the old countertop was removed and the area would need a change order to repair. No mention was ever made of the damage, instead TRS put the new countertop on without making any repairs. We have holes and unevenness all along the underside of the countertop. One of these holes face our dining area and can be seen easily when standing in certain parts of our home. Yet, somehow this passed the TRS' final walk through that was done without us. Some other areas that were terrible were: -You can see drywall taping and floating on several walls. -The back deck slopes even though the foundation is brand new and we used Trex Composite Decking. -The door to the garage looks like a hotel room or office building exit because the TRS used a cheap fix in hopes of passing code. Shaniko said they would fix the door after passing inspection but that hasnâ t happened. -The lights flicker and the breakers often flip-even though all the electrical is brand new. -The windows have adhesive/silicone that is not removable in several spots. These are 5â x 7â windows which should look beautiful looking out into our backyard. Instead they are smeared. - Security camera/light that was installed is unusable because TRS installed without allowing us time to set up the security camera portion of the light and did not respond to our requests to come over and take the light down so that we could set up the security camera option. -TRS foundation crew did not follow the structural engineer report and we had to pay $3000 extra for additional structural engineering so that they could fix what the TRS did. -Multiple incorrect billing invoices. All were overcharges. -Our home was left unlocked three times during the project. On two of these occasions the doors were left completely open. -Our new island cabinets are 2â shorter than the original cabinets that back up to it. The original cabinets are 2â from the floor but TRS â custom made cabinets are 4 inch from the floor. Communication was difficult with TRS. Many questions/concerns went unanswered and were never addressed or only partially addressed. There was an obvious lack of organization and leadership. We suffered through many delays due to lack of project management. It does not appear that the work was done professionally or that there was pride in the work performed.
Response from

"While we would not like to write anything critical about our past clients, we must provide an honest response that honors our business and team. I hope your review - and our response - will help future clients understand why we have certain policies in place. You came to us with a design created at your direction using professional services. This design lacked several elements including the siding you claim to be incorrect. We installed siding that matched the majority of the home, the siding that was included in the work scope we created together. In addition to not paying the final invoice, you all refused to pay for several thousands of dollars of valid change orders, responding that you don't have money. We provided goodwill discounts to bring to code work that had been done in the past, only to later be told that you were waiting on us to begin additional projects. Even with your refusal to pay for our work, and the challenges presented to our team (for example, being refused access to the site which delayed the job), we completed all inspections, including the foundation inspection performed by your engineer, and finalized the permit. We fixed several items, at no charge, we believe were issues not related to our work. In one case we were told by your husband we needed to paint a wall damaged by our team, and our team had photos that showed the marks were there prior to our work. With your kitchen cabinets, we strongly recommended replacing due to poor condition and we offered an incredibly good price to replace them. You brought in painters and then expected us to fix the work of the painters you brought in. Our policy change - to set stronger expectations with our clients about bringing in other contractors during the project, and include this expectation in our contractual terms. Midway through the project you all sent a list of items to address, we requested a call to go over them and you did not participate. After receiving another list we asked that you meet us on site and you refused. We had an expected date of completion for the end of November, we invited you to participate in your walk thru in early December and you refused, stating you would put up blue tapes. We addressed all items and you moved into the addition early December. Our policy change - clients must meet us on site to perform walkthroughs. You refused to make payment, and we continued work on a few exterior items to close the permit. During inspections, your husband Jim tried to get the inspector to fail us - twice - by pointing out items Jim insisted were incorrectly done. The inspector (like our team) disagreed with you, yet Jim reported to our team that the inspector said these items failed, which was not true. Because of lack of collaboration and cooperation, we requested to meet with the help of a trained mediator, which in the end was unsuccessful. Immediately upon receiving your email re: flooring we responded that we look forward to finding a path forward, we reached out to a mediator, and communicated their earliest availability to you within 24 hours of receiving your email. We looked forward to that meeting and hoped for a productive result. In other reviews where our clients note that we have readily addressed warranty issues, even after the warranty period has expired, in order to give our clients the service they deserve. We believe that all people are created equal, by the same creator, who has the same love for each of us. And as such we are all brothers and sisters, part of one family. We hope the best for you all and we hoped for a solution at our meeting that was already scheduled when you originally left this review."

Thanks to TRS, our kitchen and entire downstairs remodel turned out even better than we had ever imagined. Their input and design ideas were spot on in understanding our vision, and everyone was so friendly and professional throughout the entire project. We can't thank them enough for the outcome of the remodel and already have plans for a few other projects with them! If we could give 6 stars, we would have.

We have done three major remodels on our home over the last few years, each time using a different contractor. Our last remodel, a full kitchen gut, we used TRS. The Right Stage is hands down the best contractors we have ever used!!! Anne Marie and Jenny are amazing. They both made themselves available to us for questions or concerns and always responded promptly. Anytime we called with a concern, TRS had someone out to our house to address the issue on the same day. I kid you not when I say that one particular instance they had someone come out in less than an hour of receiving our text. Shaniko, Bernardo, and Sergio were a dream to work with. Shaniko's recommendations for lighting and design were completely on point. During the major construction phase (we also added onto our house by taking in our patio to enlarge our kitchen) Shaniko and Bernardo stopped by our place at least once a day to make sure things were on schedule. We always felt that we were their only clients, receiving VIP treatment. Which is how they make all their clients feel, I'm sure. The customer service is unparalleled. If you have dealt with a large scale renovation then you know that contractors can either make things easy or make your life miserable. TRS has renovations down to an art. If you are shopping, HIRE THESE PEOPLE! They show up when they say they will. They are transparent with the budget and change orders. You honestly couldn't ask for a better company or people to have improve your home. TRS, you have all our business!!!!

They did a wonderful job. I was skeptical in the beginning. They are construction guys but they are really artisans. This was a tough job. They had a load bearing wall they had to move and they did and they made it stronger. They returned my calls right away and they were very timely. I took quotes from several companies and some would not touch the the load bearing wall. Out of the quotes he was the most reasonably priced. I am very happy.

Great for "one stop shopping"! I was able to get a new kitchen - cabinets, counters, etc. without having to deal with a bunch of different companies. Shaniko was very patient with me - helping me to choose just the right plan and colors. Javier and his team were great - they worked very hard and did not waste a lot of time. And they did a great job cleaning up at the end of every day!

The Right Stage did really nice work for our full home renovation! We had the popcorn ceilings scraped/retextured/painted, walls retextured/painted, floor demo and tile install across the entire house, master bathroom full renovation including converting a tub into a stand up rainfall shower, plus a few other minor installs. The quality of the work was great... whenever we ran into an issue (minor in every case), Shaniko was always easy to get a hold of and he sent someone quickly to correct it. Overall we are very pleased with working with The Right Stage and especially Shaniko!

We had a fabulous experience with The Right Stage. I appreciated the itemized bid, along with a calendar of when to expect different phases of work to happen. Every person that worked in our home was professional and friendly, and they even cleaned the area daily so that it was more comfortable for us at night. To our absolute delight, the project was finished way ahead of schedule! We are completely happy with the workmanship and have nothing but great things to say about TRS.
