"As to this comment, an inspection was carried out regarding a metal tile roof on a dwelling. The result of that inspection was a proposal to do an initial cleaning of vegetation for the whole roof. There was heavy vegetation that was deep into the cracks of the closed valleys. Closed valleys are more of a problem for passive leaking as opposed to an open valley system. I proposed a leaf blower and physically removed the sediment with a hand tool. The chimney flashing on four sides was not sealed properly and was above the area of concern. Additionally, there was general maintenance seal work and touch-up work on ridge and hip cap tiles. The total roof area I would guess to be 45 to 50 squares(4500 sq ft). I proposed to Lynne that this should or could address the problem but there was no way I could 100% guarantee a roof repair where I was not the original installer. With tile roofs whether concrete or metal, the origination of that leak could come from the upper story, chimney, or even a hidden hole in a field tile. Lynne accepted my proposal I carried out the work as stated and even included some items that were not on the estimate. We are very thorough but that does not guarantee results in some cases. I told Lynne originally if this does not work we would have to rip out the valleys and see if an ice and water shield was originally installed. That would be considerably more expensive than doing the maintenance we carried out. All of the maintenance we carried out was money well spent because it needed to be done regardless. When I came out for the follow-up inspection I did not speak with Lynne I spoke with her husband. We looked in the attic I confirmed the leak area from the bottom side but that still did not tell us exactly where the failure point was. The foil-backed decking forces water to spread out and is not a clear indication as to where the actual leak is. I have had some roofs with foil back decking cause as much as 3 or 4 sheets of decking to be replaced from just one point of entry from the water damage. I told him that we would have to carry out a physical inspection by removing tiles to see how the roof was actually installed and that I did not have a crew available to do so and would have to organize that myself. As a courtesy, I was not going to charge them for labor to R & R his tiles for a physical inspection. I told him when I had the time I would come back to do so. At the end of the inspection, he started pressing me to apply the funds from the previous maintenance to the repair. I made it clear we are a service company and that the work we previously carried out was authorized and paid for justifiably so. I understand no one wants to spend money on repairs and maintenance but it is part of owning a home. From the date of that inspection, her husband did not follow up with me to see what my plans were to carry out that inspection. The leak was a very slow leak and was not an urgent flooding issue. Had they called I would have gladly told them as soon I recovered my injury I would have come out to do the physical inspection. I wish them all the best and that they can find someone willing to help them out."
