The work that was performed was sloppy and unprofessional. It started by Mr Hillin ordering 80 squares of metal, when our roof only required 62 squares. When he completed the job there were 13 squares of untouched, uncut metal sheets left over, There were another 5 sheets (1 square total) that he had replaced due to them missing the boards underneath. He over ordered by 14 squares. He was late getting started and took 2 weeks to do a 60 square roof. They only worked until 11:30 every day. They did not locate the rafters and so did not make sure that the 2x4 strips were screwed into the rafters. We had to ask them to go back and put in the extra screws that are required for wind storm rating. They did not clean off the roof at the end of each day, and so the metal shavings stayed on the roof and within 2 weeks we had rust on the white roof. On the first day they missed the 2x4s boards on 5 different sheets of metal (and they did not replace them, just put in a 2nd screw leaving the first screw in place, but not tight). They also cut off the bathroom vent line and placed the metal over the top of it. When they tried to cut the hole in the metal for the hot water vent pipe it took them 3 different tries and the cut an extra large misshappen hole. They then used an oversized boot to cover the hole and screwed it to the vent pipe. In the process, they moved the vent pipe and it no longer attached to the gas hot water tank for venting When they finally finished the roof, we had an inspection by a Texas Real Estate Commission (TREC) licensed home inspector. The roof did not pass. There are multiple screws that are either overtight or undertight, missing the washer, or the washer is upside down. There are even a couple of screws that are broken off. There are several exposed holes either right beside the screw or without a screw in them at all, just left open. The drip edge at the bottom does not even extend down over the previous shingles on at least 1/3 of the roofline. There are screws place in all the double walled vent pipes to hold the boots in place. The valleys have no spport under them and have too much movement, the screws are stripped along the edge of the valleys because they are not screwed into anything underneath the metal. Every double walled pipe (4) has screws into it holding the boots in place. The cricket for the fireplace has no flashing on at least 1/2 of it. There are gaps that are filled in with silicone caulking (some of the gaps about 2 inches). There are a few pieces of metal that are forced down in such a way that causes a crease in the metal.
Description of Work: We hired Tommy Hillin to place a new metal roof over the current shingle roof. The roof is about 55 squares and includes 4 peaks, 4 valleys, a dormer and a chimney, with average slope. We wanted to use Metal Depot, 26 gauge, R-panel, white. We told him we did not want to use the insulation as were leaving the shingles on and would create an air pocket. We also wanted to use 2x4s instead of 1x4s. They would need to build a cricket at the chimney, and be creative for the dormer piece as it would be difficult because there was a valley on both sides of it. We had an extended discussion prior to accepting the bid on what we were expecting and how he would do the dormer and the cricket. We requested that even though we were not in a wind zone area, that the roof be applied as if we were. We requested that they mark the rafters so the 2x4 runners could be screwed into the rafters. He said they could just remove the vent ridge at the top so they could see the rafters and would pull a string. We asked that they sweep or clean the roof at the end of each day to remove the metal shavings. The bid we received did not list any details. "Install new metal roof on house to be white 26 gauge R-Panel metal from Metal Depot. All necessary trim and boots to complete the job are included in bid. Job will be approximately 83 squares of metal, and will use 2x4's for striping roof."
