Inspector was very personable, went over all findings, thoroughly explained what work was needed. The problem is, after living in the house for 1 month I found dry-rot around a window that was clearly visible. On the first rain 2 months after purchase, I had gutters that were overflowing because they were: angled down in the back; pulling off the roof and significantly tilted down on the side. Upon inspection by a top Angies list gutter company, it was found that flashing was also missing on the gutters (easily spotted by stain marks all along the house at the back of the gutters), allowing water to weep back up to the wood under the edge of the shingle. Bottom line these issues were clearly visible to the untrained eye (mine) and should have been caught by a home inspector. Estimate to fix the gutters - $1200. Dry rot still need to get a quote -- depends on how much rot there is behind the rotted exterior boards. Had these issues been found in the inspection, I would have insisted these be fixed by the seller. Now I have to pay for them out of my own pocket. On the positive side -- the inspection did find a number of issues that we were able to get addressed in the sales contract.
