My husband and I recently purchased a home and within the first month discovered a water leak coming from a basement wall when it rained. After removing the wall trim and some flooring, it was obvious the leak was not new and had been occurring for a long time. The previous owners didn?t disclose and we weren?t sure where the leak was coming from and had no clue on who to call for service. Did we have a drainage problem, slab leak, plumbing issue, or a foundation in need of repair? My husband and I were quickly able to rule out the slab leak and plumbing issue which left us with foundation and or drainage problem with existing French drains or something new. We used the Angie?s List search feature and found Brandon Caldwell. After reading his reviews I decided to give him a call. The first sign of good service is it?s in high demand. Brandon?s schedule was very busy and his services in high demand. He listened tentatively to our story and set a date to come out and take a look at the property. When Brandon came out, he observed a couple of potential issues which included top soil erosion and several gaps around the front porch and foundation which needed to be sealed. He also recommended we test the French drains to ensure there was no blockage occurring. What I liked instantly about Brandon is he knew from experience where to search for problems and his mind was left open to exploring all the possible ways water could leak into a house. I think most servicers would have sealed the leaks and said ?All done? only to find out weeks or possibly months later the leak was still there. So we made an appointment to retain Brandon?s services.
When Brandon came out, he indeed refreshed our top soil around the house and graded the dirt. He sealed the gaps in both the foundation and porch. I also asked him to seal around our garage wall and drive way because we had some water seeping in when it rained and he gladly did that for us. After his work was done, he took the water hose and flooded the French drains to test drainage. After some time, the water started backing up. Instantly it was apparent whenever the rain was at a flash flood level of down pour, the French drain would back up to the porch and the water would enter through the foundation and porch leaks. Brandon recommended clearing the drains with a drain cleaner machine. So we did just that. What we discovered after a lot of work, is one of the drains was covered with dirt and overtime a tree root had climbed in the end in search of water. The tree root over years had grown to approximately 10 feet and accumulated dirt and leaves. Brandon check the remaining French drains and ran the drain cleaner through the lines to ensure there were no more blockages. After, he cleaned up the yard and made a nice gravel landscape around the newly rediscovered French drain exit pipe.
There are so many great things I can say about Brandon but the most important, was he allowed me to participate in the process. I the information I learned was worth twice what he charged. I know where all my French drain pipes run and their condition. Brandon made sure everything I wished for was accomplished. I am confident with Brandon?s guidance the leak problem which had occurred for years is resolved. Brandon told me that leak problem if not address will lead to future foundation problems.

"I am sorry yet surprised to hear that our customer was displeased with the work performed on her home. We made every effort to exceed her expectations, as we do with all of our customers. We did a great job getting her foundation leveled and stabilized. All the soil excavated was placed on tarps so the yard would be protected. Unfortunately we had heavy rain for two days while working which made the clean up process very difficult. We told her we would return to clean up better when everything dried out. We adjusted her shower door because it would not work due to being put in while the foundation wasn't level. We sanded down her bedroom door and adjusted the keeper on her back door to get them working properly. In addition, we painted the slab in the sun room after the repairs. None of which was in our agreement and was all done at no cost. The love seat was left out of the sun room so the floor could dry after we painted it. The gate was not left open but must not have latched good when we shut it. I apologize for that. We always take extra care of our customers homes, yards, and belongings.
