Please do not take it personally if I do not get back with an estimate right away. I welcome any follow up calls from customers. I try my best to follow up with all my customers. As you can seen from my reviews I have done a decent job of taking care of most of my customers, yet not as good I am striving to do. "Prior to receiving final payment for the work the customer I had the him inspect the work and he said he was satisfied. After reading his review, I will not work for that customer again. Initially when I met the customer on Nov 23rd, he wanted the job done as inexpensively as possible as well as have it done prior to 01Dec2020. When I did the estimate I asked the customer to read the section regarding additional items that neither the contractor or customer could have anticipated the additional labor costs would be split. The customer did not pay the additional labor costs. The shed was 5/8" out of square in 8 feet. The rafters were not 2' on center, and the wall studs were not 16" on center as they were supposed to be. I showed the customer that the building was not put together correctly. Nailer blocks were not originally built in the corners which I had to add. Inspite of that fact and my having to specially cut each one of the 14 utility panels to fit closely. Installing strips on the seams and corner molding was not part of the estimate. The customer could have the seams caulked or moulding installed if he wanted to. I originally estimated 13 hrs to do the job. It required 39.25 hrs. ( 3 times longer). Original material estimate $603.47 (actual $542.33) Estimated labor $702.00 (actual labor cost $2119.50). I charged the customer $1305.47, which he only paid me $1305.00. After doing a Job Analysis, that job should have been a $1404.00 labor + $550.00 materials = $1954.00 > $2000 dollar job. I gave the customer a top quality A+ job at a very good price! On all jobs before I receive the final payment I ask the customer to inspect the work and make sure they are satisfied. The customer told me on Nov. 28, 2020 that he was satisfied with the work done. Work dates Nov 25, Nov 27, Nov 28 (cold and rainy day) .Pictures of the work are posted on my Facebook page - Scanlon's Improvement & Repair Service for customer and future customers to review and make their own determination! God Bless!"
"When I originally estimated the job it was to replace a ceiling fan light switch, install draw slides on each side of a kitchen draw, fix a damaged shed door jamb. Estimated $225.00. What should have been a 4 1/2 hour job turned into a 7 hour job. The light switch replacement went as planned. The draw slides installation required three times what what was originally estimated. The opening had to be cut on each side of the cabinet to allow room for the draw slides. The original slide was an underneath center mount type. The cabinet was oak wood. I had to purchase a hardwood multi-tool cutting blade. Spacer strips had to be ripped, cut to length, and installed on each side of the cabinet to mount the slides. The door jamb repair went as planned. The customer also asked to have a new deadbolt and entry set installed and a small 12' section of fencing removed. Labor $225.00/7hrs. ($32.00/hr) + Materials( Dead bolt & entry set $47.67 + misc. misc. $5.00) $50.00 = $275.00. I asked the customer for only an additional $25.00 labor costs = $300.00. I work steady and I plan each step so that I perform the work correctly the first time. The price was fair and the work was done in a reasonable amount of time, considering the setbacks."
"I am very happy that the customers are pleased with my work. It was an interesting job. I had installed a new stainless steel vented hood in the kitchen on a ceramic tile wall. I had to run the vent pipe through the ceiling and roof."
"Customer had a mobile home door that was falling apart. I custom made the customer a new door using Smartstrand on the outside and sanded plywood on the inside with 1" x4" inside framing, styrofoam insulation inside the door. Metal edging strip. The door fit excellently and sealed properly. Customer was very pleased with the door! I enjoyed the job."
"I have done several jobs for this customer. Always a pleasure to do work for him and his wife. Thank you!"
"The customer said he had a problem doing a proper review for some reason. The work was performed. I had to fabricate 5 shelves for the customer using Blonde plywood, paint them white and modify the supports. Customer was happy with the finished product."
"I enjoyed helping the customer. Installation of a new drain for her washing machine. New washing machine has a more powerful pump than the older machine. Problem with hose coming out of drain due to the force. I replaced the 1" drain pipe and installed a larger 1 1/2" drain pipe and installed less elbow connectors to provide more ease of drainage. I also did a direct hose connection with hose clamps to prevent drain hose from pushing out."
"There was a conflict in scheduling times. Looking forward to doing work for the customer in the future."
"This was a fun job to work on. I am very happy that the customers are pleased with my work. They said it looked like it had always been that way when I was finished."
"Thank you! I have always enjoyed working for these customers. It is a honor to do work for them. I have repaired fences, garage ceilings, garage door openers, and other miscellaneous items for them. Good people!"
"Yes I totally agree that I can be chatty at times. Oh, this review is actually from Mr. [Member Name Removed] s son Pietro. Mr. [Member Name Removed] had originally found me on Angie's List. He was looking for a contractor whom could give his son proper guidance as this was his son's first home. He allowed his son to write the view. The job did take a lot longer than I had wanted it to as well as the costs were higher than I had originally planned and roughly quoted Pietro. The additional costs were the removing of the popcorn texture on the ceilings, smoothing them out for painting, as well as mutiple layers of joint compound was applied to the walls to make them smooth instead of the knock down drag finish they had had. It is a four bedroom home. Two of the corner bedrooms were combined to make one larger room, as well as the master bathroom was enlarged towards combined bedroom. A nice walk in shower was framed in. There is still more work to be done. This is a job that I will be working on in the future as Pietro requires my assistance. Pietro had done some of the work on the home as well. Any time he did work I credited him for what he did. He does good work. I mentioned to him that if we build it nice then the women will come. He laughed! Even though Pietro is a bachelor I still tried to keep the work in an orderly fashion so that it did not disrupt is living comfort. I did give Pietro a time analysis of any work that I could not give a proper estimate for as there were additional items that he wanted done such as the smoothing of ceilings and walls. That was approximately $30,000 worth of work in a verbal agreement. He saw first hand all the work. Items such as flooring and painting of the ceilings and walls to include some trim painting was in proper estimate form. Approximately $4000.00. I look forward to seeing his home the [Member Information Removed] he wants it to be in the future."
"Customer had misc. items that needed to be done such as trim repair, drywall, and baseboard trim repair. I enjoyed working on this job. Very nice customer!"
"This was a job I enjoyed working on. I had to get a little creative on the deck, yet it came out just the way I wanted it to."
"Thank You! Customer had stated that he was around the house doing yard work for the day. When I had called him at 11:00AM he said that it was no problem. I had informed him that I was working on a job, and that I would be stopping by after I had to see another customer around 4:30PM for an estimate. It took longer to do the estimate as the customer had questions and I as taking measurements. I called the other customer at 6:16PM to see about going over there to do the estimate for him. I was not aware that he had made any dinner plans, otherwise I would have rescheduled the estimate for another time. I do my best to take care of customers. Some things take longer than initially planned sometimes. I knew the beam was important to the customer, that is why I was working later to see the customer to do the estimate. I had mentioned that I could come the next day if it was too late for him. "Ridiculous!!! Never again. Useless!!!" I am sorry the potential customer felt that way. I actually get days when I feel like that. Then again I remember the customers that call me back because they know I do good work and do my best. I hope the customer reads my response and reconsiders. God Bless!!!"
"The framing of the home was 2" x 6" and the replacement door was 2" x 4". 2" x 6" pre-hung doors are special order items. The local suppliers did not have the extention jambs in stock. I was able to obtain the threshold extension. I purchased three 8' studs and ripped them down on my table saw to the appropriate width and thickness. Attached them using Grip-rite 4" deck screws. The newer door jambs are just about 3/8" narrower and shorter than the older door jambs. I removed the old caulking, installed spray foam insulation, and installed the trim boards inside and outside. I had to make a few adjustments. The job took longer than I originally estimated the cost for so I split the extra time difference with the customer. It happens sometimes on jobs. My main goal was to provide a quality finished product at a reasonable price. Customer said they would the paint door. Door was caulked and nail holes filled. Customer was happy! I look forward to working for them again in the future!"
