3 adult children spent 8 to 10 days sorting, organizing and discarding contents of elderly parents' 2300 sq ft house and, by the time we heard of and met with Lyn, were at the end of our rope wondering how we were ever going to finish. Lyn told us to stop--we had already done way too much. Lyn explained that she would have done all that work as part of the estate sale, and that we didn't need to do another thing. Lyn spent over 2 hours with us, explaining the estate sale process and how the service works. Lyn will not do the sale herself but put us in touch with a former employee/trainee who now has her own estate sale business. (Lyn mentioned that she was concentrating on the appraisal aspect of her business and was not doing very many estate sales now). Lyn was very knowledgeable and kept us from discarding many items that we would have thought were un-sellable. Lyn obviously knows her stuff and is very personable and helpful. For others faced with this situation it may be helpful to know that they need only get out of the house items that they do not want sold at the estate sale. The contractor will come in and sort, organize, clean, price and display the contents of the house and publicize the sale. The typical commission is 40% to the contactor, which will be deducted from the sales proceeds check. The only other expense would be for an off-duty police officer which Lyn recommends. I recall that Lyn said 1/2 of the cost of the officer is paid by the contractor with the seller paying the other half. Sale day, no purses/bag are allowed, staffers keep on eye on all customers, the prices are fixed (no haggling), with a percentage discount each succeeding day of the sale, with a sale typically lasting 2 to 3 days. After the sale, any unsold items will be given to charity or disposed of, leaving an empty house.

We've had the preliminary meeting with the person who will be handling our estate sale and she's pretty much in line with what Lyn told us. I don't believe she is going to set the prices as high as Lyn would have done, she isn't as broadly optimistic as to what items will sell, and she tells us that an off-duty police officer is not necessary. I'll post a separate review after the sale is completed.

It was a great experience.  Lyn and her partner are very knowledgeable and professional.  It gave me a high level of confidence in what they were doing.  She was able to answer all questions I had and provided a very professional report.  I would recommend to anyone.

Was told there would be a free estimate and then charged full price and have taken my items to antique dealers and they said there was no way my items were priced correctly

Lyn is absolutely wonderful at running estate sales. She has a wealth of knowledge so she knows how to price items and how to market them. We had a home with my mother's things as well as our things collected in our 56 years of marriage.. She was familiar with almost everything we had; and what she didn't know she researched. Lyn came exactly on the day and time she said she would arrive to and quot;take over the keysand quot; to the house. After that time until I got the check Lyn took care of everything. We did not have a whole house of furniture and other items since we were and quot;down-sizingand quot; to move to an apartment. Lyn and her staff got everything cleaned and displayed beautifully. Her advertising was frequent , updated with pictures,, and very clever. On the day of the sale she put out several signs in the neighborhood. One of those signs was the reason the buyer of the piano came to the sale.
Lyn is a wonderful communicator.. She kept me updated often. After the sale, she got everything not sold packed up and given to a charity. She cleaned out the house and handed me the keys with all the work done. I was so impressed and so happy!

Lyn admits that she's not the most organized person, so it caused some delays on the process. From the beginning, email responses would be delayed (note that email seems to work better with her, instead of calls). However, Lyn eventually always comes through. Her target date to provide us with a report slipped a few days, but once we received it - it was thorough and complete.
When she came over to our house to inspect our collectibles, she was very friendly and professional. She had a wealth of knowledge and suggestions, which we appreciate (as we are new in collecting collectibles for our house). Because there was so much information to process, she agreed to email them to us. This took a couple of weeks and by then, there were some lapse on the info to be provided (for example, she doesn't evaluate jade - so she was going to provide us some jade appraisal info). I haven't been able to get this info from her, which would've been most helpful.
Overall, we were happy with the services she provided since we didn't have a set deadline to meet.

If I ever have to do this again I would use Lyn in an instant. From start to finish it was well orgainized and well managed. When the sale was complete I was able to just turn the house over to the new owners. I had to also do this with a second home in Ohio. I learned the difference between a good estate sale and a bad one. Lyn by far outshined her Ohio counterparts (that came with great recommendations) with her organization, professionalism, knowledge of the market and follow through.

I inherited a house full of stuff and most of it needed to be sold. I did not know what to do and I called Lyn. She and her crew liquidated 90% of the stuff. I could not have emptied the house without her.

She was very honest and understood the sensitiveness of selling our personal property. She was pretty accurate when assigning prices to my antiques.

They did an excellent job of cleaning and presenting the items for sale; HOWEVER, the sale was postponed for several weeks and I had a difficult time getting Lyn to respond to me by either phone, text or email.

I was told I would be able to come on the Monday after the sale and see if there were things left that I still wanted. Instead, she just gave all the remaining things away to a charity before contacting me. I was crushed as I very much wanted to see if there were certain items that I might have wanted such as my wedding dress , which I know by Sunday afternoon had not sold. I think it was very unprofessional of her to deny me this as it was part of the agreement we had with her.

Lyn is extremely personable and I took her at her word as to what would be done. I guess it is a live and learn. Next time I will get it in writing.

Lyn did all the work and kept everything in order through the entire experience. She is very dependable.
