Unless you plan on giving away your home do not use this appraiser. I mistakenly listened to my broker and chose this appraiser for my relocation. A man came to appraise my home. During the appraisal he commented on how beautiful, and well maintained my home was. He also told us how he chose to live in a smaller home, 1400 sqft, so he coulld send his children to college. He asked if I didn't sell would relocation purchase the home and I told them they would but a a much lower price based in the 2 appraisals I was required to get. He said that at least I wouldn't be stuck with the home and after completing his assessment he left. I was absolutely shocked to see his appraisal of my home. He used inferior comps and even said so on his appraisal. He appraised my home almost 30,000 lower than comps and similar homes listed/selling within a mile from my home and in my own neighborhood, not to mention 37,000 less than listed. I appealed his appraisal, even sent available comps that existed when he appraised my home. These were in accordanxe with ERC stndards and within 1 mile of my home and within my own neighborhood. I researched this in order to properly appeal the appraisal. I will assume he was offended that I even tried to question his "expertise," didn't care, or just didn't look at them because he sent my relocation the same appraisal price. I also appealed the second appraiser whom was a lot fairer. I made him aware of inconsistencies and sent him the SAME comps I sent this appraiser. He saw his error and adjusted the appraisal value to a fair price. This low ball appraisal caused me to have to relist 15,000 under original listing due to relocation policy. That meant a 15,000 loss, listing the home 7,000 less than purchase price, not to mention losing approximately 7,000 in upgrades added while I lived in the home. To add insult to injury an identical home just up the street sold for over 200,00, making the pain much worse than it already was. Be aware, if you plan on taking a loss use him, if not find a relocation appraiser that will FAIRLY appraise your home, not give you an apparently short sale appraisal..
Description of Work: Relocation paid for the appraisal. He performed a relocation appraisal of my home which ended up looking like a short sale appraisal. Relocation states it was an "independent appraisal" and that these appraisals differ from Mortgage appraisals but I still feel jipped.
