She takes this code-The Code of the West-very seriously and applies it every day to her work as a real estate residential property manager. In addition I show my own rental units to prospective tenants in person. I advertise all rental units on numerous websites for the best coverage. I screen all tenants using a national service that checks the following: background, eviction records, criminal history, and sex offender registry. All occupants over 18 are also checked for criminal and sex offender history. I offer a pro-rated fee guarantee on tenants I place. My placement fee is the 1st month's full rent and 10% of the rent thereafter. If the tenant is already in place, then just 10%. I also provide management services of 10% on repairs that I manage. My fee begins at $1000 job cost. Each account is balanced on the last day of the month and net checks mailed to owners with statements.
