"VanRossun Contracting & Consulting only charges a fee for an estimate on limited occasions. One of those occasions is prior to someone purchasing the home. This is because we are providing a service for the buyer. At this point, VRC is acting more as a consultant, rather than as a contractor bidding for a job. And more often than not, when buyers come to us during this process, they end up not even buying the home. This was an appointment time that someone else that already owns their home and is serious about having work done could have had. It is simply a policy that we have put into place to ensure that we can provide our services to the best of our abilities. As I mentioned on the phone yesterday, if we gave you a bid and you decided to move forward with us to do the work, the $150 would be credited to your job. At times, the $150 can save the potential buyer thousands of dollars buy providing them the ability to negotiate the price with the seller, or allows them to know that it isn't worth purchasing because the remodel/repairs would be too expensive. Most buyers understand this policy and can see where VRC is coming from. We are a business and do have to have certain policies in place, such as this one, in order to keep our business running. Finally, when I answer the phone and I speak to someone that is in the process of buying the home, I always explain to them that if they are certain that they are going to buy the house, just schedule the estimate for the day after closing so that it can be free. However, if you would like the estimate prior to closing for bargaining financing, or decision making purposes then the $150 fee is worth it. I do my best to make sure that every person I speak to is as informed as possible, and I try to help them with making the best decision for their situation. I apologize that you don't agree with our policy, but please do know that it is in place for a multitude of reasons. Nic and company were responsive to last minute changes and did not nickel and dime us on anything. They are very generous and flexible with changes once the job gets underway.
