Nunnallee Inspections

In over a decade of being in Real Estate, I have not found an easier and more professional company to work with! Debbie is also the kindess person ever and worked hard to sneak us in last minute! Thank you all for the help :-)

The inspection was somewhat thorough but we felt like the price kept increasing.  For example, there was a small guest house for which they charged - and brought - and additional inspector, citing two homes on the property.  One inspector was senior to the other and spoke to him in a condescending way in front of me.  Ironically, the senior inspector often disregarded my questions, while the more junior inspector took time to answer them all and make sure I was satisfied. I also felt like the senior inspector was in a hurry to leave, but the junior inspector wanted to make sure all my concerns were assuaged before he departed.

Jeff was incredible. He did a thorough job and his report was in great detail. He showed us things that needed to be fixed and even tightened a few bolts for us. We were very impressed with his friendliness and professionalism. We will definitely use them in the future.

He did find (and list in great detail) many easily fixable problems. One problem was misdiagnosed. The master bathroom walk-in shower did have water damage to the doorframe just above the floor, just outside the shower door. Bill recomended replacement of the door and re-caulking the seal of the entire shower. Each time the shower was used, water would seep up through the carpeting a few inches in front of the bathroom door, the shower was located inches inside the door. I was told by three plumbers, that I would need to spend and quot;thousands of dollarsand quot; to replace the PAN, The shower walls would need to come down to accesss the pan. My home warranty/home owners insurance would NOT COVER this.
As a last resort, I called Kyle Nunnallee to explain my dilemma. On our FIRST conversation Kyle agreed to come look at it, and help me even if he found that Bill could not have determined the problem. The fact that he is an inspector as well, Kyle discovered that the problem was not a cracked pan, but simply an broken seal between the pan and the drain. He came out on a Sunday afternoon, and fixed it! It cost me a and quot;whoppingand quot; $20.00 bucks! I was overjoyed when I stepped out of my shower to find completely DRY carpet outside my bathroom door!

Bill Tayman was my inspector. Bill was a former home building and just did an outstanding job. I was present for the inspection and Bill was very generous with his time, explaining details when I asked. He also went out of his way to answer all my questions. He extended the planned time by a few hours due to my inquiries and my request to also cover the boat dock. His report was detailed and included many pictures. I am totally satisfied and would defintely recommend Bill.

Bill was great, but after I moved into the house, issues came up that should have (per the contract), but were not noted in the inspection. I understand that non one is perfect and buying an older house comes with expenses. BUT I'm now spending tons of $$$ getting these issues fixed due to the lack of responsiveness of the owner, Kyle Nunnallee, because things were missed in the initial inspection. I called him regarding the first issues within a month after my move in and I was treated as an ignorant new homeowner and Mr. Nunnallee insulted our very reliable, good friend who is an AWESOME master electrician. They tell you have insurance, but they'll beat around the bush to make you think it's not an issue in regards to that. Go with someone else. Don't go through what I did if you're buying an older home.
