This is the 3rd time I have used Josh's services in as many years. His service is impeccable.  It is a pleasure to work with someone who cares and does their job so well.  He is the most responsive person I have ever dealt with. I cannot recommend home enough.  If you want someone that views you as a person and cares about you long term investment location look no further. He will diligently spend time finding you what you want and help you through every step of the process.  He also has the added bonus of knowing a lot of fantastic people that can cover all angles of your home buying or selling needs. Thanks to him my children are in a perfect environment and school district.

 We called Josh Bushner because he was highly rated on Angie's List.  He referred us to his assistant, Amy Kline, who met with us. She was very sensitive to our feelings, but was also determined to sell our home quickly.  She referred us to
Ashley Wainscott at Simply-Sold who advised us on improvements to our home that would facilitate the sale. I had peace of mind working with Ashley who I came to totally trust.  Josh and Amy found a buyer and we sold the house within three months.

I called them and Josh called right back. He actually listened to what I wanted and told me that Ms Amy Klien could help us out.  She is part of this group of realtors. We were not sure about anything and after talking with her and having her show us some properties we were sold!  She showed us condo's that would fit our budget and answered our "many" questions! 
I did recommend them to a friend that wanted to sale their house in Austin and they were very impressed with them also.

I had never bought a house in the US, Josh and Amy where amazing at helping me through all aspects. The other truly great aspect of their service is the timeliness. There are many agents that don't ever return calls or email. With Josh you always get a response and normally within minutes - great service!

We were looking to sell our home in Round Rock and were having an awful time deciding exactly what part of town we wanted
to move to. Our two biggest concerns were cost and school district. Finding the right balance of the two was becoming extremely difficult and we knew we needed a real estate agent. We have only lived in the Austin area and were still learning about all the different areas to live.
I called Josh based on reviews I found online and it was the best thing I could have done for our moving process.
Josh and Amy came over and sat down with my wife and me just a few days after the call. They were very professional and listened to what we had to offer in our current house as well as the concerns we had in finding our new home.
They quickly made suggestions as to how to get top dollar for our current house and set us up to receive daily listings in the areas of town we were considering moving to.
My wife and I were having trouble deciding exactly where we wanted to live and I can?t believe how patient and responsive Josh was throughout the process. We couldn't decide between older homes vs. new construction, particular schools, North or South Austin, etc. We changed our mind more than a dozen times and asked hundreds of questions. We
were always answered quickly and politely.
About a month passed and it was time to kick things into gear.  We had finally decided on some upgrades we were going to do to our current house as well as the new neighborhood we wanted to move to.
Josh got our listing together very quickly while Amy began showing us some homes that we had found. Amy was absolutely super. We dragged her around from house to house and asked dozens more questions. She always answered with a smile and got us the answers we needed. We finally decided on a new build and she took the time to meet with the sales associate with us and continued to stay in contact with us and the builder.
Josh and Amy had arranged for a home stagger to come over and tell us the best way to present our house. She had three pages of suggestions. It must have worked because; WE HAD AN OFFER THREE HOURS AFTER LISTING THE HOUSE FOR OVER OUR ASKING PRICE!!
We needed to rent back the house for several weeks because we had decided on new construction and Josh and Amy
arranged everything for us.  We had a major issue with the appraisal of our house and josh was able to get the buyers in touch with another lender whose appraisal came in where it should have been. If not for Josh, we may not have been able to go through with the sale of the house.
Josh and Amy even helped with several issues we were having on the purchase of our new build. They helped get questions
answered and issued resolved al in a timely and professional manner.
Josh was even there for us on the day of closing on the new house as we were having issues with our wire transfer. He took the time to send several emails and make some phone calls to ensure everything was ok.
Has even followed up a few times to be sure everything is ok and to be sure all of our punch items have been taken care of by our builder.
If you are in the market to buy or sell a house here in Austin I HIGHLY recommend you give Josh and Amy a call. Buying and selling a home is always a stressful time so it was truly a pleasure to work with a team that was so attentive, patient and accessible. We always felt as if we were their only client.

I worked with Josh and his partner Amy both to sell my house and buy a new one.  Gotta say, that was the best decision I ever made.  
I had a friend trying to sell their house at the same time, and after all the problems they had with their realtor ended up having to fire them and find a new one.  I on the other hand, had no idea that this process could be so difficult!  Josh and Amy made everything so easy!!
These guys went above and beyond in every way.  I was working 60-70/hr weeks while I was trying to sell my house, and I had no idea how I was going to get everything done.  There was an endless list of tasks to get everything ready, people to coordinate and stuff to do.  They helped me coordinate everything: setting up appointments, meeting with all the landscapers, painters, carpeters, handymen, staging, telling them what needed to be done and making sure we didn't miss any details.  All I had to do was sign the checks.
The house showed beautifully and I had 6 offers in 2 days and sold the house for 15k over list, and 45k more than I was expecting.  It couldn't have been a better experience.
Josh and Amy were such a pleasure to work with, they're knowledgeable, professional, and they care.  The whole time, I just felt like I was in good hands.  They were always responsive and I felt like I was their only client, even though I know they were busy.  They work really well together and just love what they do.  
If I ever need to buy or sell a house, or have a friend, a coworker, or a neighbor that needs to buy or sell a house, or I just meet someone in a grocery store... Do you need to buy or sell a house?  I couldn't feel better about recommending Josh and Amy for the job.  They're just that awesome.

Josh is the consummate professional.  Knowledgeable, courteous, responsive.  His business partner Amy, is all of those things as well.  They both made themselves available for any question at any time and made our entire transaction very smooth.  Josh arranged for two professional staging consultations as well hired a professional photographer.  Our house looked absolutely great and it showed very well.  It looked so great in fact, that we were a bit bittersweet about putting it up for sale.  Bottom line, we'd contact Josh again in a heartbeat.

Josh answered his own phone on the first ring, did not put me on hold or promise to call back, but TOOK MY CALL. That was the first of many contacts where Josh was literally ALWAYS there for me night and day, whether by phone, email, or text. I called Josh because my husband and I were in need of good real estate advice about whether or not to buy the home we were currently renting, which had just gone on the market unexpectedly. I selected Josh based on topnotch Angie's List reviews. Josh's help was INCREDIBLE. He listened carefully, asked good questions, provided expert input, and after several visits with us and a tour of our rental house, gave us some solid, thoughtful, analytical input that helped us decide not to buy the house. Then when we went in search of something else to buy, Josh was right on task for getting us appointments to see appropriate houses and helping us find what we wanted in a very short time. Josh is a real pro. He is patient, knowledgeable, calm under pressure, a fine communicator, and uses all the most up-to-date technology in an easy, friendly way to get the job done with the fewest headaches for the client. He works fast without ever seeming rushed or frantic. He knows his field incredibly well, is very well-connected, answers questions with an open mind, does not impose his ideas in the client, and has a calm, helpful demeanor. In a white hot sellers' market last summer, with a small inventory of homes available in Austin in our price range, Josh nevertheless helped us move calmly and carefully from the day I called him to discuss our rental home (July 3, 2013) to Day One of our search for another home to buy (July 9, 2013) to successful closing on a home we love and could afford (Aug. 21, 2013). That was close to a miracle! Josh also recommended an outstanding mortgage broker. That really helped us get the job done, too. I am 62 years old and had never before had any desire to buy a house, yet when the time was right, Josh made it all turn out beautifully. I have worked with many professionals in my long and happy life, and Josh is as good as it gets.

Josh's service could not have been better and I cannot overstate what a delight it was to work with Josh, who was very forthright and transparent.  He was extremely responsive, provided valuable guidance to my husband and me, and was always available -- including on weekend nights.  He clearly made every effort to sell our property for the best possible price as quickly as possible.  Josh provided frequent updates and great insights into the market.  He also arranged for a variety of workmen to make repairs as necessary.  Josh uses a digital signature service that goes through email and the closing documents were sent to us via email in a timely fashion so that we could sign them before a notary.



It was a great experience working with Josh.  He truly understands customer service and made the sale of our condo -- a prospect I complex matter that I dreaded, especially being 1,000 miles away -- simple, clear, easy, worry-free and pleasant.  All I had to do was communicate with Josh, make decisions about the property, and sign documents.  Josh did all the work.  We did not even have to travel to Austin and we have not met Josh in person.

Josh is a professional who knows the business inside and out, and not just on the real estate side. From financingto home staging to inspections, he has intimate knowledge of every step in the process, and good contacts in every field. He instills confidence in his clients that they?re in good hands, and that alone isworth going with him. He?ll fight for your interests too. I once overheard him going to town on a realtor on the other side of a negotiation and he was a bulldog (though always professional and not so forceful as to sour a deal?a fine line to walk in any business).He?s also fun to work with, offering astute observations about properties under consideration. He knows the local areas well and makes recommendations about some while discouraging others. He makes his feelings known, which could make things awkward if you like a property and he doesn?t or vice versa, but his instincts are rock solid. Several times he pointed out flaws in a house, property or area that we wouldn?t have noticed or known to look for. And when we found our new house, my wife and I thought it was a great find and we looked to Josh for his approval. We felt like a million bucks when he agreed. Lastly, Josh is ALWAYS reachable. He seems to work 24/7, even bringing his phone and laptop on a cruise so he could stay on top of business while he was on vacation. We never felt like one of his clients?we felt like his ONLY client, which is amazing considering how busy he is. Can?t say enough good stuff about Josh. Top notch all the way.

Prior to coming to our home the first time, Josh had researched the prices in our neighborhood and had an estimate ready, as well as reviewing the previous pictures of our home when last sold and immediately recognized the renovations we had made.  We had a flexible sales date and he worked easily with us.  His marketing skills were such that we sold the house immediately.  He put the house on the market the day we left for a cruise.  He got top dollar for us.  He worked with us online to finalize the sale's offer while we were still on the cruise.

Josh's personality is pleasant, not pushy and made us feel very comfortable immediately.  We highly recommend him!

I had a rental property that I wanted to cash in.  I have contracted Josh's services before with great success, so I gave him a call.
All paperwork was handled by him though the incredibly convenient DocuSign system.  The rental property was under lease, which could have significantly complicated the selling process, but Josh handled all the necessary communication and made the transition seamless.
Josh is friendly, knowledgeable, and savvy.  He has provided a wealth of information relating to all my real estate issues, and delivers consistent, superior service.

house can be very stressful, and Josh helped us navigate the process and really

I had an excellent experience with Josh from the initial meeting at my home, all the way through the funding of the sale. He conducts business professionally, yet never comes across as stuffy or unapproachable. Josh's communication skills are impeccable, both written and verbal. He always returned phone calls and/or emails promptly and was sure to address all concerns contained in the initial communication.
Josh was happy to provide advice based on his vast industry knowledge, but always reminded me that my wife and I were the ones to make the final decisions. He always left me feeling educated, but in control.
Everything was smooth until the very end. We hit some snags with the buyers' lender. Josh took the reins and managed everyone's expectations, including my wife's and mine. He never became frustrated or pessimistic (though I was starting to). The combination of excellent and timely communication, along with his cool demeanor makes Josh highly effective in his profession.
I will never consider another agent for future transactions, and would recommend Josh - without hesitation - to friends, family and strangers.

Josh was exceptional from the beginning to the end of this process. He accepted the challenges of finding just the right place for my sister as if that were the most normal thing in the world. (We had run into a couple of other realtors who told us it was impossible to meet all our criteria.)  He went the extra mile by calling landlords himself to make sure they understood exactly what we needed, by making time on short notice for me to do walk-thrus, by facilitating the long-distance process of applying and signing a lease for the apartment my sister chose, and by helping us solve a few hiccups that came up during the move. He did all this with professionalism and a wonderful sense of humor. I will be recommending him to anyone who wants a realtor who will regard his task as more than a business deal and who can deal cheerfully with challenges and quirky people like us.

I am a female first time home buyer.  I did my due diligence  by interviewing several agents and choose Josh (found him here on Angie?s List).  Our first trip out, we viewed 10 homes. I learned a lot from Josh as we viewed those initial properties.  Josh quickly scheduled property viewings when I saw something of interest on MLS. Disclosures and comps were immediately provided to me for several homes I was ready to make offers on.  Josh was also supportive when I walked away from both based on the disclosures.  I viewed 16 homes before I found the right one.

Josh was a great asset during the entire home buying process. He is extremely organized and professional.  He attended the home inspection with me and scheduled/met with a roofer to review something that came up on the inspection.  Thankfully, Josh kept the sellers agent on track and we closed in less than 30 days. Even after closing he has checked in with me and reminded me to pay my taxes and submit my Homestead Exemption paper work.

I am a tough audience and Josh well exceeded my expectations.

I was extremely pleased with Josh?s service throughout the entire transaction. Specifically, Josh responded very quickly (often in under an hour) to my phone calls, texts, and e-mails, even during nights and weekends. It has taken me too long to write this review of Josh.  The service he provided was invaluable and probably cannot be articulated into words. Josh worked with us for months trying to find our perfect home. We moved from NY to Austin and needed someone that could help us find what we needed without much hands on guidance.  For those moving from another state the task of finding a home is daunting to say the least however, Josh made the process easy and stress free.  Although we were only able to visit twice while looking for a home Josh got a sense of what we were looking for and continuously sent us recommendations. He made himself readily available via any method we were comfortable whether it be phone email or text. The criteria we laid out was help us fin the home that has specific design elements that is in a family friendly neighborhood, close to good schools, easy access to shopping and a short commute to my new job.  He exceeded in all our requirements.  When we visited Josh ensured he cleared out his schedule for us with short notice and took the time to show us around.  With the 3 days of showing us around he was patient and laid back never pressuring us to make up our minds.  We saw approx 20 houses. Which is a lot to say the least.  When we found the house we wanted he made the process for us painless. (It's important to note that we were first time homeowners so we were pretty clueless on what to do). He was quick in deriving a fair value for the home which allowed us to place a bid we were comfortable with.  This was lower than the asking price even though he gets paid based on the amount we pay. He worked with us during the whole closing process and was there for important events like inspection even though we could not be. Always filling us in on the what's, why's and when's.  He was with us for the appraisal and lending process and was proactive in ensuring all necessary paperwork was complete.  He has a great understanfing all aspects of the home buying process from beginning to end and is able to layout exactly what to expect and what you need to do.  Josh is a stand up person and is fantastic at his job. The level of service he provided made the cross country move of my family and belonging a smooth process.  His caring is genuine and he didn't stop helping once we closed on the house and all checks were paid. He still follows up with me 5 months later to see how everything is going and answer any questions. After having lived in this home for a bit I can say I am more than happy as is my family, the house, neighborhood and schools are all perfect.  Without hesitation I recommend using Josh for his services.

I was in the market to purchase my first house and was searching for a Real Estate Agent. After looking over countless reviews on the internet I decided to go with Josh based on the overwhelming positive feedback he had. I emailed Josh in the evening asking about his availability and within 20 mins he responded and we set up a meeting. Josh listened to what I was looking for and offered very useful advice and answered my questions in easy to understand terms. Josh has been a real estate agent for many years and he has a lot of experience which proved invaluable. He was never too pushy about buying a house fast or tried to steer me into any direction. We ended up looking at 10 to 15 houses and made 3 different offers before I finally settled on the home I purchased. Throughout the whole experience Josh answered all my questions very thoroughly and quickly. The home I purchased was not very expensive so I know I wasn?t one of his more high end clients but I never felt I was treated as anything other than his most valued client.
