(1) He started while it was raining, leaving all of the lumber (sheathing and studs) out in the rain, uncovered. He intended to frame the wall with wet wood. (I brought it all inside and ran two dehumidifiers for a few days to dry it out.)
(2) AFTER he completely reframed a wall, I noticed that he failed to either use treated wood for the bottom plate or put a moisture barrier under it, as required by code.
(3) Even though I gave him the door code (signaling that I wanted the house secured), when he left after the first day, he left the sliding door wide open, and there were huge holes in the wall that anyone could walk through. When I noticed that, I had to spend time attaching plywood to the walls myself to keep the house secure.
(4) It was wet and muddy when he was doing the demo, so he took it upon himself to take several sheets of scrap paneling that I had at the side of the house, and lay them down in the mud to walk on. He never asked first whether that was okay.
(5) He bought cheap, inferior housewrap (Everbilt), not an actual quality brand like Tyvek.
(6) He's not familiar with modern energy-saving and anti-water methods such as Mooney walls and rainscreens.
When I pointed out the bottom plate problem, he tried to convince me it wasn't a problem, and wanted to call the City to see if they'd make an exception and pass it anyway. When I insisted that it be redone properly, he instead said he'd prefer to just part ways, which we did. The 50% I'd paid him was probably a fair amount for the demo work he'd done plus the materials he bought.
Ryan's a good guy and the kind of person you'd want as a friend, but not the kind of person you want working on your home.
My job included some water damage. As you might expect, we discovered additional problems about halfway through the job. Ryan could have easily jacked up the price for the additional repairs because he was halfway done and of course I would not want to change contractors at the midway point. Instead he did the opposite. He came back with a labor rate that was actually lower that what he had been charging me before.
The flooring he installed was done very well. It looks great. The sheetrock turned out very good too. There was one particular spot that I was not cooperating. Ryan and his team re-did that particular section three times.
I was pleased and impressed to work with Delta Home and Commercial, and I would definitely consider them again for future work.

"Firstly, I would like to begin with saying the job was done EXACTLY as we had agreed. When I arrived to bid the job, there was a fresh slab of concrete poured in that room. I told the gentleman that the lines needed to be ran through the concrete slab. He said that his relative had just done the concrete and that “it was no big deal, we’ll just run the pipes through the wall.” I tried to explain proper procedure to him in various ways because he was having difficulty understanding. He firmly said through the wall is what he wanted. I proceeded to explain where the pipes would come and go from the wall. The pipes came straight from the ceiling to the water heater and were secured. Nothing was hanging or dangling. There was no mess left behind because tarps were placed to catch any spillage or mess. Ultimately, the man’s wife came home and was upset that the pipes were visible and through the drywall as he wanted, and I was the one blamed. He did not take responsibility for his actions and did not tell his wife that it was his will."
