Cliff Adams, Broker/e-Pro - Gateway Realty

Previous to listing my property with Cliff Adams I had my house listed with a top ?realty team? in the area without any success.  At the time I was trying to sell my house it was a buyer?s market and sales were very slow.  Cliff knew this and had some very creative, ?out-of-the box? marketing ideas.  Within 14 days he got me a great contract offer.  I accepted and things went like clockwork all the way to the closing table.  
Cliff was not only a superb agent/broker but he is also a great guy and very personable.  He was always there to answer any questions I might have or to offer assistance.  He even helped me change out a couple light fixtures in my house just to be helpful.
I can?t say enough other than to say I would highly recommend Cliff to anyone who needs to buy or sell their house or property. 

Before I moved out of the area I was a licensed real estate agent in the Austin area.  I needed to move before selling my house, so I knew I needed an exceptional agent who I could trust to handle the selling of my house for me.  I could have chosen any agent but I knew Cliff on a professional level and trusted him.  That trust was well placed.  This got to be a very challenging transaction and Cliff?s knowledge, experience and skill were crucial to its success.  You see after negotiating a great contract for me a number of problems arose during the inspection/option period. There were some foundation issues with the house, as well as some other issues requiring further testing and investigation.  Things got very touch-and-go as to whether the contract was going to fall apart.  With my permission, at Cliff?s suggestion, he called in a professional engineer to do an analysis of the situation.   Before doing this however, Cliff in order to save me from needlessly spending money, structured the option period amendment such that all other buyer mandated testing/inspections would be done first so that if any of these became a deal killer, I would not needlessly spend money on the engineering work.  Well, all went OK with the initial buyer required inspections so I did have the engineering work done.  The engineering work showed that during rainy weather the slab actually flexed.  Though according to the engineer,  it did not have a significant structural effect, this concerned the buyer, who also happened to be a realtor, as she knew this would always be a characteristic of the house.   The buyer sent us a Notice of Termination.  I was devastated.  Cliff called me to discuss the matter at length and with my permission, he went to work to try to get the buyer to reconsider.  Amazingly, after a lot of back and forth Cliff was able to get the buyer back on board and we finally got the deal closed.  I don?t believe even a really good agent could have held this deal together, it took an exceptionally knowledgeable, dedicated and skilled agent (or in Cliff?s case, ?broker?) to bring this deal back from the abyss and get it to the settlement table.   I sleep well at night too, as Cliff pointed out to me that though the house has its flaws, we disclosed everything so I don?t have to worry about the buyer bringing a lawsuit against me at sometime in the future for not having done so.   Cliff made sure everything was well documented for our protection.   Once again, I'm so glad Cliff represented me in this transaction.

Cliff was wonderful to work with when we bought our home.  He was so helpful and always made himself available whenever we had a question or needed any information.  Though not easily impressed, as I come from a real estate management background and my husband works for a major management construction firm, we were both very impressed not only with Cliff’s professionalism and his knowledge of real estate but his artful abilities as a skilled negotiator.  He always looked out for our interest and his  easy going demeanor made him a pleasure to work with throughout the buying process.  Cliff is not only a realtor but he is a real estate broker.  He is extremely knowledgeable and skilled in his profession as  became abundantly apparent as we worked with him through the purchase process.  For example, once we found the property which we expressed an interest in purchasing, Cliff shared his opinion of the property and then gave us some very good advice, he said “I encourage you to take as much time as you need to talk it over and decide if this is the right home for you, but once you’ve made the decision that it is, don’t waste any time before acting, otherwise the decision may be made for you by another buyer.”  So glad we followed Cliff’s advice, because no sooner had we put in our offer than another offer was also submitted.  Fortunately, Cliff was able to persuade the seller’s agent as to the advantages of our offer over the other offer, and our offer was accepted.   If not for this one piece of advice Cliff gave us we might not now be in our home which we love so much.  For anyone looking for an exceptional realtor I highly recommend using Cliff to represent you.

Our house had been on the market with our previous realtor for over 3 months with no offers. We were very discouraged. After our listing contract was over we had been referred to Cliff for assistance selling our house. He met with us and made several helpful suggestions as to how to make our home more marketable. Within 10 days of listing our property with Cliff we had two offers. Cliff used this multi-offer situation to our advantage and got us an offer that was $6,000 more than our previous agent had listed our property. Not only did he get us a top dollar contract price but during the option period the buyer?s agent came back wanting us to put a new roof on the house for them but through his skillful negotiations Cliff was able to get the buyer?s to withdraw this condition saving us almost $7,000. Wow, we were thrilled! After selling our house we got Cliff to help us find our new home. Once again, he was a pleasure to work with and always made himself available when we had a question or concern. Oh yeh, and Cliff got us a super deal. When the appraisal on our new house came back it was $6,800. more than our contracted purchase price, and on top of that he got the seller to pay an additional $4900 of our closing costs. So we experienced a let?s say not so good of a realtor, and thanks to Cliff we have experienced what a great realtor can do for you. I highly recommend using Cliff to anyone who has any kind of real estate need, whether buying or selling. He?s a great realtor and really great guy.
