Gary was through with his inspection. He took his time to explain all of his findings as well as show us his areas of concern. He also provided us with affordable DIY tips to help us save money on making subsequent repairs after we closed. In addition to his service the day-of the inspection, Gary also answered several follow-up questions we had at no extra cost. He was incredibly prompt and professional.

Gary performed a health and safety inspection of a guest house on our property to support a permit application. During the permit process, we determined we needed a variance. Several months after Gary's service, I asked him to provide a letter summarizing the health and safety inspection for the variance board. Gary did so enthusiastically and without charge. We appreciated it very much.

Gary arrived promptly at the scheduled time, and he conducted a comprehensive inspection.  He explained what he found before he left the inspection site and then sent his written report the next morning.  Color pictures were included in the written report to help describe the issue and location within the house.  He found a major structural issue that had not been obvious to the agents, sellers, or us, the buyers.  Great job, and saved us a bunch of money.

The inspection went well. He found some things we wanted to take a look at. He was on time, friendly and seemed to work well.

The person did a great job. There was really nothing that came up that he didn’t already identify with us there. There was water damage behind a dryer, but it was in his contact that he doesn’t remove appliances so other than that, everything was good.

They wrote a report of visible areas that needed fixed. They were timely, I was able to pay over the phone and they were easy to work.

They told me what was wrong and what needed to be taken care of. It was great. They fulfilled our needs for our purposes.

We had seen great reviews for Gary Hart on multiple online forums including Angies List and wanted to get him for our prospective home's inspection. Unfortunately Gary wasn't available and recommended his partner Terry for the inspection. Terry and his colleague Kevin (who did the WDI) were punctual, at the house before we arrived. Kevin left quickly after giving us a quick run down on what he looked for wrt termites and a quick overview of what he saw. Terry spent over 3 hours on his inspection and pointed us key issues going over with us patiently every item as he examined. He also sat with us at the end and went over the list of issues/items examined. There were a couple of issues we noticed that he appeared to miss, but nothing too significant.
His explanations to us on issues while probably accurate did not give us a good feeling for whether an issue was minor or major. We hoped we would get some clarity from the written report. The written report was promised by late evening that day. Come the following morning and there still was no report. After repeated enquiries we finally got the report. But it was very terse and looked hurried. Further, it seemed to be missing some of the things that was pointed to us the previous day and in places incorrect. A revised version was then provided following our enquiry - this too was still terse. While the inspector appeared quiet knowledgable we did not feel we got adequate clarity on potential issues with the house either in his verbal communication or written report. Given others' great experiences with this service provider ours might have been a one-off not-a-great experience but it left us feeling all the more let down for it.

This is the second house we've bought, so we've dealt with home inspectors before. Gary was extremely thorough, friendly and professional. We walked around the house with him for the inspection (I chickened out from crawling into the crawlspace with him).

A lot of what he did was standard, so there's no need to dwell too much on the details (photos, detailed write-up of all issues, etc.). He was really clear when explaining his findings and went out of his way to answer our questions (even the stupid ones). We're really impressed by his work.

I would undoubtedly recommend Austin Property Inspections to anyone looking for a home inspection.

I contacted Gary during the Memorial Day weekend to see if he could do an inspection of a home I am purchasing on the Tuesday following the holiday.  He was able to accommodate that tight time frame.
