pointed his finger back at the roofer and neither would accept responsibility for the leak. However, I will give Armadillo credit for stepping up and taking care of it even if they didn't claim to be responsible. But keep reading...
Then in February of this year another leak occurred in the other unit, this time more significant but confined to a corner in one bedroom. Mr. Franz came out and looked at the area, asserting that the leak was coming from an area of deteriorated siding above the leak and not the roof. I would have used his company to replace the siding this time but it took 3 weeks to get an estimate and then it wasn't even what I had asked for. (Hardie board above the roof and standard wood siding at other areas below the roof that needed replacing). So I used a different contractor this time to replace the siding in the vicinity of the leak. I
thought it was all taken care of until the next rain proved me wrong, sickeningly wrong. During the last heavy rain storm last month, the leaking was worse than ever, affecting both the ceiling and wall upstairs and a large area of ceiling downstairs. It rained intermittently all week and, interestingly, even after the rain stopped water was still seeping down the wall upstairs for two days! My poor tenant had to use a bucket and emptied it several times over the course of the week. That is not a leak due to any kind of breach in the siding or A/C unit penetration flashing as Mr. Franz contends. Once again, he is blaming the siding contractor (remember, a different one this time) or the A/C unit penetration flashing (there was a small hole in the caulk around it). Because, of course, the siding contractor denied responsibility as well, I felt I had no choice but to hire an independent professional roofing consultant to give me an unbiased determination of the leak source. Both of these contractors had my money and I was stuck with a leaking building, disgruntled tenants, and potential for a mold issue if the leak continued unabated. So I engaged the services of a professional roofing consultant with 47 years? experience who had no stake whatsoever in the outcome of the issue. And guess what? He conclusively identified the roof as the source of the problem. He described numerous flaws in the workmanship documented with photos in a 10-page report and given the specific nature of the leak, there is really no question the roof is the culprit. The very last statement in his report sums it all up: "The roof was installed defectively in all areas as shown in this report. The roof should be replaced in its entirety." I have filed a claim with the BBB and will pursue legal action if I have to. I will not allow this guy to get away with selling me an inferior roof job and denying responsibility by blaming others when there is conclusive, clear evidence that he (and/or his subcontractor) are at fault. If you still decide to use them, don't say you weren't warned!!!

Mr. Frank made me feel like the only customer he had. He always returned my calls promptly and he always made great suggestions. My house is 2 story, appx. 2100 sq. ft. and the job took 4.1/2 days to complete. It was no inconvenience having the crew there so the time went quickly. They even painted all my metal roof venting to match the roof and did a small amount of wood work needed to complete the work, matching paint and all. I love my roof and my house's curb appeal is incredible!!
"Dear Angie's List Members, We sincerely appreciate feedback from our Customers and continually strive to improve on our Services and Products. We apologize for the delays incurred for The Angie's List Member's Project, and offer this response not as a "defense," but only as a chronology of service events. The Member contracted with Armadillo on 08/21/06 for the following Services: 1. Cut back tree limbs from roof to accommodate the re-roofing process...completed at no cost to the Customer. 2. Remove the existing asphalt composition roof shingles and replace with new. 3. Install metal drip edge flashing for the entire roof at no cost to the Customer. 4. Install 45 linear feet of GAF Cobra II Ridge Vent at Armadillo's Cost, (no profit). 5. Install 11 soffit vents at Armadillo's Cost, (no profit). 6. Install 25 linear feet of 5" Gutter trough and one downspout at no Cost to the Customer. (Added as an incentive to do business with Armadillo to promote our Company in the neighborhood). 7. Replace approximately 20 linear feet of Fascia board at $10 per liner feet. this was completed at Armadillo's Cost, (no profit). 8. Replace 96 square feet of rotted plywood decking at Armadillo's Cost, (no profit). 08/21/06 - Contract signed by The Member. 08/28/06 - Roof and all other scopes of work (except for the fascia repairs and gutters) were successfully and satisfactorily completed. Note: fascia repairs were located behind the old existing gutters, so fascia repairs had to wait for the new gutters. Summary: One week after The Member contracted with Armadillo for the scopes of work (except for the fascia repairs and gutters), were successfully and satisfactorily completed. The only outstanding work which was delayed was the Gutters and Fascia repairs. Yes, we did not meet The Member's expectations for the timing on the free Gutter installation and sincerely apologize accordingly. We sincerely hope that The Member accepts our apology, and we have indeed put measures in place to ensure that this type of delay does not happen again. Sincerely, Mark L.
