The inspection went fine. I ended up not taking the house because it would price me out of the neighborhood to do the renovations needed to bring the house up to the way it needed to be. He did an excellent job.

It went well until the house was vandalized. The vandals totally flooded the house and ruined everything down to the insulation. Then 2 months later we found that they had also stripped the wiring of all the copper. He checked several times to see if there was still moisture before the builder started putting the house back together. The builder was uncooperative and we ended up walking away from the house. The inspector agreed with us that there were probably other things the vandals did that we might not know for months or years.

We liked this home inspector so much that we asked him to help us when we planned to buy another home! In our first experience with this inspector, he gave us such a thorough inspection with such expert advice that we were able to keep from spending too much on a home that would have required lengthy repairs and had several issues to deal with in the future. When we backed out of that house deal, we asked him to come inspect another home we found and we were impressed with him again! It's like we're working directly with an architect or a contractor, his knowledge of home design and safety are so extensive, he is able to both identify problems with the house and help us determine which issues are really big issues and give us advice for how to have them corrected!! For example, he found that the electrician the previous owner had used to install a light over the kitchen island had done a poor job. The light functioned but was lacking the proper electrical box in the attic. The home had been previously inspected by a different inspector who did not notice the issue! The Texas House Detectives inspector identified the issue and was able to give us suggestions on how to correct the issue ourselves without having to rely on the sellers going back to their potentially faulty electrician. He also noticed a defect in the way our laundry room was set up with the washer and dryer connections that would have prevented us from being able to fit our standard side dryer. The previous inspection report from a different inspector made no mention of the issue! Realizing that problem on the day of the move-in would have been a huge headache! Thankfully, the Texas House Detectives inspector found the issue and made a suggestion for how we could swap the laundry room door around to inexpensively correct the problem. I feel very confident and safe moving into our new home thanks to the thorough and expert inspection we have received!! I would recommend the Texas House Detectives to anyone!!!!

Wonderful! I was so impressed with the quality of the inspection we received! I do not have much of an understanding when it comes to construction. I was able to identify areas of the home where paint was needed but that was about it. The inspector spent an entire day inspecting the 1900 square foot house. His report was over 30 pages long with clear explanations and photographs detailing the concerns that he found on our home. He found so many things that we had no idea existed. For example, he found that the ceiling was slightly starting to sag in the garage. He not only detailed the issue itself but he made a recommendation that we install ridge vents in the roof of the garage so that once the ceiling was repaired, we could prevent the issue from occurring again in the future. I could give so many more examples of similar issues that the inspector identified, such as issues with the electrical, roof, attic, and gutters. Although most of the issues were not safety concerns and were not issues that had to be fixed before moving into the house, having his detailed inspection report, gave us peace of mind that we were not likely to have surprises in the first year of ownership and it gave us a wonderful bargaining tool to negotiate the price of the repairs off of the home's selling price. I can't say enough about this inspector, I am so grateful! As it turned out, the owners were unwilling to reduce the price of the home or make the repairs, and we had to walk away from the deal. The inspector saved us from walking into something unprepared and made me realize that if I ever sell a home, I will have the home inspected before I put it on the market so that I can know what the issues are that need to be resolved before it goes into negotiation with the buyer! I would highly highly recommend this inspector!! He was very quick, responsive, and professional to interact with by phone and I would recommend him to everyone!!!
