He arrived earlier than expected and completed the inspection within an hour of arriving, which was very quick. He provided information about the home and pointed out some issues including the electricity system and some other issues. The main issue (aside from a considerable number of small issues completely missed or ignored) is the foundation issues. He looked at it and stated that the foundation was in great condition, but did not bother to actually LOOK at the foundation past a few feet of the opening to the crawlspace. Had he went in at all beyond what was obvious, he would have seen numerous bent in / rotted piers and the fact that two of the house's three beams were too small - a 2x4 rather than a 4x4. We were unaware of it at purchase time to use it in the buying process, and so we are now on the hook for a complete foundation redo. If you use him, I would absolutely make sure he is on point with every inch of your home; otherwise you may find yourself with an incredibly large and unexpected repair bill right after you purchase.
