Radnor House and Home were recommended to us to do some repairs to our home that we were selling after the inspection. We were not able to visit the home during the time due to a job relocation. We had 4 small repairs to do that would have cost us less than $100 to repair had we been in the area. In the estimate, it included a $175 charge to repaint a wall for a water spot of approximately 4x2 inches in size near the top of the wall and ceiling. We had the matching paint for the spot so we specified we wanted only the spot painted and would like the price reduced to match this reduction. However, when we received the invoice after the job was completed, the price was only reduced by $50 to $125. We were then informed this included “painting around the fireplace” which was at the bottom of the wall. This was not what we had instructed the repair to include. In addition to this, the toilet repair was first thought to be a simple gasket replacement ended up being  what we were told was a hairline crack in the tank. This would require a replacement of the WHOLE TOILET, not just the tank, at an estimated price of $200 including labor. On the invoice, we were still charged for the gasket replacement in addition to the whole toilet replacement, and the final price was $225, not $200, plus $35 for the gasket repair. Any of these by themselves would have been overlooked, but together we felt like we were taken advantage of since we could not oversee the jobs ourselves. The final invoice was significantly more than the initial estimate (~$100), and after we complained, the owner, Eric, said he would do anything needed to make us happy. However, after we detailed these problems (almost exactly as we said above) we did not receive another response from him. The repairs were paid for in order to complete the sale of the home.

Your situation was a little different since you were not in town to show us specifics. As with any project, unforeseen events can arise that can increase your bill. We had everything approved with your realtor before the work was completed. We never go forth with repairs without speaking with the client first. However, in your case we were dealing with a realtor and not the client. I am very sorry for the confusion."
