"We did have some challenges on this job. Most mornings when we arrived on the job, we were offered a beer which of course we refused. The customer was very hands-on which we welcome, but not if they are trying to use our equipment such as saws. We were accused of not being efficient when this job came in exactly on budget and within the anticipated timeline. We had no complaints about the work – in fact, we were told just the opposite – that we did good work – either during or after the job. There has no call for warranty on this job so we are unsure why we merited such bad publicity. Once again, Angie’s List, you have printed unvetted material. We were not contacted about this review and we strenuously object to the lack of a specific complaint which could possibly merit a D rating."

. Spratt Consruction began when they said they would an the work proceeded faster than I had planned. I had cabinets refaced in the kitchen, new window and door trim installed, new granite tops which replaced outdated Formica, new hardware, new electrical rewiring, and removal of old wallpaper which led to kitchen walls being totally repainted. My out dated pantry was gutted to the shell and new cabinets and shelving were built to fit. The job proceeded quickly and neatly. I am a very happy customer.

It was just a word of mouth recommendation. They had to remove the rock facing, repair it and replace the rock facing. They were very good. They had trouble emerging our rock and tried to come up with something to replace it to the builder who was no longer an existence. Mr. Jack Spratt was very diligent. It took a while to find something that would look decent as a replacement rock so he was very good. They cleaned up after themselves. The workers that came were polite and nice. The only concern I had was that there was no firm estimate as to how much this job would cost. The first bill was for like a $1000 and then he verbally said to me it will be another $320. Then I got a bill for about $750 so I had a bit of a nasty surprise there. My only word of caution would be to get it firmly in writing what they are going to charge. Our impression with the people was very good. They were very concerned and very conscientious. We would use him again but be a little firm on the price.

Spratt's Constructions billing was not type of billing we had encountered before. Once it was discovered what was involved and we had a quote I was under the impression that this was it. However, the company passes on any supply bills that they receive. I did not initially understand this and therefore was surprised.

"Thank you for your comments [member name removed], we are sorry that your last bill was a surprise since it was explained from the get-go that we did not know what we would encounter once we started the work behind a stone wall. We had estimated that the repair could take up to $5000 and we were well under that. You received copies of all invoices."

Our experiences with Spratt Construction, and company owner Jack Spratt, have been excellent.
Jack Spratt's great strength as a contractor is his openness and honesty. We never have to worry about whether he is trying to pull the wool over our eyes. Spratt Construction estimated our project carefully and thoroughly, using drawings and specifications we developed. On this basis, we signed a cost-plus contract. Spratt Construction provided us clear invoices at regular and agreed upon intervals. The invoices included a summary sheet and detailed receipts to explain costs for labor and materials. They reflected agreed upon overhead and profit. Invoicing was transparent and fair.
Circumstances outside of Spratt Construction's control (poor soil conditions uncovered during excavation and previously unknown) required us to revise the project budget, scope and schedule almost immediately. Spratt Construction helped us evaluate our options and together we developed new budget, scope and schedule goals in light of these circumstances. This entailed phasing the two structures. The first structure, a rental property, had to be done by a set time in order to meet rental commitments and financial constraints. This portion of the project was completed on time to meet these deadlines. Equally important, it resulted in a project we are thrilled with - and one that has won numerous design awards and has been published in national design magazines. The project quality is excellent and after five years of rental use, it is wearing quite well.
The second structure, a single family house, was completed next to a level that allowed issuance of the certificate of occupancy. Again, Spratt Construction worked with us to meet our financial and move-in goals, and to adjust the scope of work to fit within our budget constraints due to the soil remediation costs we encountered in the first phase. We continue to work with Spratt Construction and his crew to complete ongoing interior and exterior phases of this house. This project has also received design awards and has been published.
Spratt Construction, Jack Spratt, and the on-site superintendents he employs, respect the role of the architect and appreciate a job well done. Though they are happy to discuss constructability or provide feedback on design options, they don’t second guess the design and, in fact, will refuse to provide design input for clients who request it. This makes for a very clear division of labor and creates complimentary expertise on the project team. They pay attention to the drawings and specs, ask questions when they do not understand or something is not clear, and work with us (as the owners and as the architect) to ensure the project meets our expectations. They are quick to address areas that do not quite match what we intended; they take responsibility for making changes when it is their responsibility and are good at communicating with us to resolve places where we share responsibility for corrections. They are particularly unique in this area - a testament to their character and conscientiousness.
Because of this first experience, we continue to call on Spratt Construction, and to recommend Spratt to other friends and professional colleagues in the architecture community. We enjoy working with Spratt Construction immensely.

Jack Spratt has done remodeling for us on at least five previous jobs. The quality of his work is second to none! The last project Jack performed for us was a basement remodel which involved extensive plumbing, electrical, and wall rearrangement. The entire basement area was re-purposed. This involved installation of two new bathroom areas. There was extensive tile work and custom cabinet construction.
All work proceeded without a hitch. Jack himself came by practically every day to inspect that day's work. He has a wonderful crew that is more than happy to meet the customer's needs and answer questions. I never hesitated to leave the crew alone in my home while I ran errands.
Our history with Spratt Construction has been a positive one. Jack and his crew are creative and responsible. We have a couple more jobs for Spratt Construction and when completed, they will have remodeled our entire 40 year old house! I highly recommend Spratt Construction for home building and remodeling.

Mr. Spratt was great to work with and kept the project moving along nicely. Billing was accurate and transparent and Mr. Spratt's
standards for work were high and consistent. He demanded that work and materials be of a high quality. He also recommended against some possible repairs that would have made him more money and watched out for our money as if it were his.
I have recommended him to friends for renovations and new construction and will do so in the future.

Overall, the experience started fairly well, but degenerated over time to a he said, she said experience. Mr. Spratt in the beginning was affable, and seemed to know what was expected. His crew seemed to be loyal at first, and always showed up on time. As time went on, found out that the supervisor was a young fellow without much ability to communicate as to what was going on. At first, things seemed to be OK, then we started noticing a few short cuts here and there, such as gaps in the interior woodwork that were filled in with putty, rather than being cut to proper size first. It appeared offense was taken when brought to attention. One item on the front door was particulary odious when a large fluted piece of trim was installed and it had been cracked and split. This was on the front entrance of the house, and an attempt was made to cover it up with putty until we insisted a good piece be put in. Things seemed to go down hill from this point on. The expectation was that the look of the house was to be as original, but the carpentry was not near the standard of the original, and the differences were evident on close inspection of the items. Long story short is that the quality of the work was getting worse as time went on. One painter on the crew seemed to take much longer than would be expected. Seemed he needed some medical work and was maximizing his time on the clock at our expense. Crew took extensive smoke breaks, while we were paying a high rate. We did make the mistake of signing a cost plus contract. something no one else should ever do. Although most of the work was done, it was not totally completed, we ended up over paying, and various items have since needed to be repaired again, either by the home owner or another contractor. Spratt was not paying close enough attention to his crews and homeowner expectations, and the supervision, quality and overall experience was not pleasant. The whole thing ended up in a shouting match and demands for payment and accusations both ways over the poor workmanship.

"We were so sorry to read this review of our services. Our memory of this job and the ending of the job are quite different. We agree that the homeowner was unhappy with the entryway (complicated by the fact that there was dispute between the homeowner and window company over what had been ordered). There were family health issues at the time that added to the job tension and we agreed with the husband of the family that perhaps it would be best if we tactfully withdrew from the job at that sensitive time. We then discounted our final invoice by over 4 times what it would have cost to make the final fix-it to the front. Our last voicemail message (still saved) from the homeowner indicated that he was happy with the work and the solution. The job came in significantly under budget and the homeowner received copies of every job invoice. Our crew is not allowed to eat, drink, or smoke on-site or use the homeowner’s bathroom."
