2) Arrow contacted us to schedule our 6-month termite re-inspection, stating that it was included in the fees charged for the original inspection. I had already forwarded our Terminix account from where we had lived before, but figured since the re-inspection was included I would go ahead with it. At the time, I didn't realize that the original inspection was paid for by the buyer, so no flags went up.
When John arrived (punctually), he was polite and almost uncomfortably smooth. He explained a lot about termites as he went through the house, which was helpful. He also had the usual horror stories. He didn't want to see the upstairs. When he came back in from the crawlspace inspection, he gave us the bad/good news. The bad news: there were active termites in a hard-to-reach space where moisture from our air conditioner was accumulating, providing the moist conditions termites like. The good news: they were just starting and hadn't reached the edible parts of the house from what he could see. He showed me physically where it was located in the house, pointing out laundry room appliances and vents they were likely using or going to use. At that point, he checked things out upstairs. There was no indication anywhere that they were inside the walls yet.
After that, he explained that Arrow would have to drill through the garage concrete slab, the cinderblocks, etc. to treat the colony, and then install the Sentricon system. We wouldn't be eligible for the insurance since there were pre-existing termites, but after three termite-free years, we would be eligible. Of course we would have to pay close to $1000 for all that, including the regular pest inspections. In the meantime, he flat out ignored all the dead beetles strewn across the garage floor (German cockroaches, minor infestation, killed by our tenants, probably) and the tunneling going on in our front flower bed (non-local rats which almost certainly hitchhiked in on our moving van, as the tunneling started about a day after they off-loaded). He did talk about spider control and didn't sound promising in that regard.
Both my husband and I were uncomfortable with Jim and his information. All moisture problems, of which there were very few, had been fixed prior to the house purchase and passed by the very thorough home inspector seven months prior, so we waited for the Terminix man's opinion a few days later.
Despite being told about "a workman's concern that we had termites", Travis (Terminix) found no signs of active termites and absolutely no moisture problems anywhere in the crawlspace. In fact, he said it was one of the driest crawlspaces he had ever been in. I questioned him closely about this, pointing out the area of concern. He said it was indeed a tight space there, but he had crawled through it and inspected very carefully, especially since mice also like places like that. He suggested the Sentricon system and said we were fine for the insurance that would pay for any termite control/damage repair if it occurred.
Travis (Terminix) also found the German cockroaches (apparently none still alive) and the rats during his inspection, and help is on the way.
Because of Jim's insistence that we have termites, we will have the Sentricon system put in as a safety measure just in case, but Arrow Exterminators will not be the company who does the work. We have no idea whether the owners know how Jim conducts himself, but we don't want to be relying on him in view of his performance so far. Honesty counts for a lot.
