"Ms. Pamela W.- I apologize that you did not receive your appraisal the first time I sent it. I actually have a decent email when I sent it just days after I met with you. Much sooner than I had quoted you. I am not sure if it went to your junk mail or spam, but I did deliver the report sooner than promised. As far as you not being able to reach me, I was on vacation. I spoke with you the first day I was back working, and reset the appraisal after that. I have been doing business in this town for more than 20 years, no one has ever accused me of robbing them. I do not have a need to start now."

The room totals you are referring to allude only to above grade (not basement) areas. Market supported adjustments were applied to the comparables that had inferior finishes (not as updated) When I met you, I explained to you that there was no historical sales data to support your list price, and that you may get lucky and find a cash buyer to pay your asking price, but that it was unsupported."
