I do not recommend renting from this company. I'm currently being charged for damages that were already present when I moved in—issues I thoroughly documented during my initial inspection and reported through the proper channels. Despite multiple emails, voicemails, and even certified mail, I’ve received no response from Jacob Lei. Instead, they’ve threatened to send the charge to collections without offering any fair resolution. Edit to add: Today is 7/23/25 and I haven't heard from JLP since 6/30/25. To make matters worse, I paid a $250 pet damage deposit at move-in—yet I'm still being charged for alleged pet-related damage. That defeats the entire purpose of a pet deposit. Unfortunately, this lack of professionalism wasn’t limited to the move-out process. During my time living in one of their townhomes, I experienced severe mold that was never properly addressed, unfinished bathroom and kitchen, and filthy carpeting upon move-in. No working lights in the living or dining rooms—maintenance couldn’t fix it, and an electrician was never brought in. I was told my options were to “deal with it” or move out. No rent discount, no resolution. (Ironically, the company’s current online photos of the unit show those same lights fully functioning.) After a year and a half of never missing a payment, I was once late—because the due date fell on a weekend, and I didn’t think they’d process checks on a Sunday. That mistake cost me a $200 late fee, and when I explained the situation, I was told it didn’t matter. But when I wrote a complaint on here, Jacob Lei replied that I should have just talked to them and they could have helped. This company is a joke! Also worth noting: online payments cost 5% of your rent in processing fees. For example, my rent of $1425 would cost me $72 additional in fees so tenants are forced to hand-deliver checks or pay a premium just to pay rent. Between the lack of communication, unjust fees, and overall disregard for tenants, it’s clear this company does not prioritize tenant well-being. Tenants deserve honesty, fairness, and basic communication—none of which I received. Proceed with caution.

Reading further reviews, I can also contest to the unprofessional and poor service Jacob lei Property Mgmt has provided. The leasing company took over the property I rent in the middle of my lease. I had to make a copy of my lease for them as they didn’t even have it. They tried to charge me for my neighbors rent along with mine until I gave them the lease. I informed them of the black mold that was growing in my bathroom. Mind you, my neighbor had to move out because hers was so bad and they were extremely unkind and did not provide her with any other place to live. It’s been two months since she moved out and nothing has been done to remedy the mold in her apartment. For two weeks I expressed my concern for the mold and was told that “if I feared for my health then I should just leave”. They were rude and weren’t willing to work with my work schedule. I finally folded. finally when they came to assess the mold and find a remedy For It, I was greeted by three very unprofessional men (one with an ankle bracelet) they put up tile over the mold and painted around it with paint that did not even match the rest of the paint in the room. The next day, they were doing work on another apartment in the building. I work from home and could hear profanities being yelled and loud music. I asked them to keep it down and I am on the other side of the wall trying to work. I was told no and that Kristen told them they could listen to music. Later that night at 11:45pm one of the men was still working banging around. I knocked on the door and told him that we work in the morning and this is unacceptable. Me and my fiancé called the office the next day to let them know that this is not acceptable and Kristen argued that he wasn’t there that late. Little did she know, I took pictures which had the time stamp on it and sent it to her. She then called me and told me that “Hayden didn’t need to call the office again and that people who are not on the lease should not be talking to her workers” I asked her who is Hayden? Her response “your boyfriend” she meant my fiancé who is in fact on the lease. The lease that she has a copy of! The lease I had to make a copy of and hand deliver! The worker then proceeded to tell the new tenant that I am a b*tch and That I came over telling him not to work. This entire experience with this company has been terrible and I would never rent from them. Unfortunately, they took over here and I am still in a lease.

I am so appalled after reading all the different reviews on many different sites in relation to Jacob Lei Property Management. How they have tricked us, let me count the ways...Nice and courteous during the application and move in process...CHECK! Nice and caring with the first issue...CHECK! Then, the honeymoon ended, and, alas, the wheels fell off the wagon! The first time we drove to their office to pay the rent, the address of their office was incorrect and we ended up at their old office. Another issue occurred when the metal of one of the stove eyes broke, and it took weeks to replace it. Then there was the time that the hot water heater went out and we went THREE days without it. No effort was made to help us or to put us in a hotel so we could bathe and clean dishes, etc, but NO! Then to top it off the world class replacement crew stole shotgun ammunition($100 worth!!) from my belongings that had to be left on the back patio so that the hot water heater could be accessed and replaced in the storage room. Then there was the time that paint needed to be repaired above the shower because of moisture that peeled it(due to the fact that we shower). I made arrangements with the little repair man to come by one morning before I went to work. I also had to make arrangements to be late for my job. The morning arrives, and I sit there and sit there and wait but nothing. I text the man and he said, “Oh, I’m not going to be there for awhile. I had a late night at the hospital.” Now, you and I both know that common courtesy would’ve solicited a text or phone call to let me know ahead of time. But of course, nothing! Then there are the rules of the HOA, which we were never informed of but were lectured to about and forced to comply with even though they were never a part of our lease. These things were very irritating but would’ve been easier to deal with if we had prior knowledge of their anal little rules. I can relate to the inflated repair costs. Yes, we used nails to hang decor like most normal people do. Yes there may have been scuffs from moving furniture in and out, but nothing beyond normal wear and tear. There was a broken light, and a missing smoke detector because it beeped excessively and since you didn’t want to repair peeling paint, and a new battery’s didn’t make it stop, we knew that a repair was out of the question with the smoke detector. We swept, mopped, vacuumed better when we left than what we moved into but all for nothing. We have NEVER moved from a place and not got our deposit back. For some people that you said were nasty, the A/C repair man said we were too clean and that’s why the filter stayed clean from dust and debris for 2-3 months at a time. So you go ahead and paint all your lies, all $1100 worth, and keep screwing people out of their deposits and livelihoods because one day Karma will bite you back, and bite you hard while you jet around town in your luxury suv, sipping lattes, scarfing down chicken nuggets, and never going to the office. I hope you sleep well at night after all the stress and irritation you cause so many other people each and every day because most people with a conscience would feel terrible pocketing so many other people’s deposits for phony make believe charges so you get a bonus in your bank account. So, in summary, RUN...run as far as you can away from Jacob Lei Property Management, and rent from anyone else and I mean anyone, even if it’s your grouchy mother in law...you’d be treated way better than Kristen, Mike, Sherry, and the entire JLPM crew.

We contacted Jacob Lei Property Management group as possible renters. We jumped at a house listing and filed an application on the house before viewing because there weren't many options for what we were looking for in our area and decided we would rather chance it and be at the beginning of the line. They contacted us about receiving payment for the application via email but couldn't discuss setting up a showing for the house. Claimed they were in an appointment and couldn't discuss it meanwhile we exchanged maybe 10 emails back and forth about paying for the application, that discussion they had time for. We made it clear until they could discuss setting up a showing we would not be sending payment. Four hours or so later Kristen Wallis called my husband to set up the showing this was either a Thursday or Friday she told him that we could view the house on Monday because it had current tenants. The ad for the house online stated that the house had brand new "never lived on" carpet so this raised a few questions as well. Monday arrives and we go to the viewing of the house we believe was set up for us, there were a total of 6 families there to view the house, on top of that the manager Kristen showed up late. It was clear that they had not expected the house in some time as there were beer cans and bug spray cans laying around the property. Inside the house the carpet was in horrible condition there were places were dogs had peed on the carpet and it had not been cleaned. Not stained but not been cleaned. When I asked about the ad saying "never lived on carpet" she said "yeah the tenants have been here a long time I think they just used the old ad. I need to fix that tonight". The house had been advertised as a 4 bedroom 2 1/2 bath with a bonus room downstairs, upon arrival at the house it was changed to a 3 bedroom house with either a bonus room or 4th bedroom downstairs. The entire downstairs smelled like dog pee and beer and had beer cans still in it. The downstairs room that could be a bonus room or bedroom had a pole in the room that would make furniture placement very difficult, a bed would not fit in the room. The house was in need of some TLC in general and as I said it was clear they had not inspected it in some time. Kristen kept telling us to remember the tenants were moving so it was messy because of that but this wasn't moving mess. Overall I feel this company was very unprofessional and plan to ask for a refund for my application fees due to the fact that the house was not as advertised and will update with how that goes.

We severed our relationship with them. I didn’t like anything about the experience. Their communication was poor. There was mismanagement of funds. They lacked providing tax documentation to owners. We had two units that actually failed the KCDC inspection because they didn’t tell us that they had issues. That was pretty bad. We paid 10% of all rental incomes as their fee. Their price was good. I would suggest other people to avoid them like the plague. We are in litigation with them.
