They were very prompt when we needed your expert opinion. I am a licensed contractor in FL & their report confirmed my suspicions and allowed us to make a informed decision on moving forward a large investment. I would highly recommend this firm and would certainly hire them again should the need arise.

The company sent an engineer to examine the deck. This person talked to my husband, as I was not available, and they decided that I was to get a written report as opposed to just a verbal one. So I paid them their fee and waited for the report. After 3 weeks, I messaged them on this website asking where the report was. The owner replied that I needed to email him regarding it. I then called the office and talked to the receptionist, who was going to put the report in the mail, after letting me know that they had emailed the report on the 13th of December to my supposed email. When I queried her, she spouted off some nonsense, so made me wonder if the employee who examined my deck was deaf. I gave her the correct email and asked for a hard copy as well. And now, it is another week and still no email or no written copy. I called again and the office manager says that since they mailed the copy, I can't get any refund. I will have to discuss my situation with the owner. And it has now been a total of 5 weeks and I still don't have my report, so I don't know if I can put up my sauna without more work. I am frustrated, especially since it seems they are the only company in the near area who would do such an evaluation.
Response from Corum Engineering Design & Inspection
"For some reason or another, you did not get the report. but we send the report out twice by email to the correct email and we mailed it out to the address you gave us. I talk to her 1/21/20 and had her send a personal email to my email address and I attached her file and she got it. I reviewed the email that was given to us and it was the same address we sent the report out the last two times. So sorry you did not get your report the first two times by email. And I guess the one we mailed out got lost or stuck in snail mail. I feel we did everything possible to get it to you ontime but not understanding why you did not get it. It probably went into junk mail!"

Charlie Stamm was our home inspector. We have owned and sold several homes and we’ve never had a home inspection as thorough as this one. Charlie included pages of photos that have helped us with future home repairs as well as photos of things that were done well. Sadly, I became a difficult customer for a time because of my own error and he was a perfect gentleman, guiding me through my mistake in reading the report. We highly recommend Corum and particularly Charlie Stamm. The inspection was well worth the cost.

The inspector was on-time and courteous. I got into the crawlspace with him to see the issues in-person and he no qualms with this. I was expecting a full structural inspection for the price I paid but inspector only focused on the key issue in my home inspector's report. The structural inspection took a max of 30 minutes but I was able to see the issues that will need to be remedied in the future. The inspector gave me his business card and I reached out to him with a question a couple of days after the inspection but never heard back. I also received the report fairly late but not sure if this is Corum's fault as they sent it to my real estate agent instead of me. Overall, I'm confident that I have a clear picture of the problem area at my house but wish it had been a more thorough inspection since I thought I was paying for a total structural inspection and would have been nice if my follow-up question had been answered.

They are the only home inspectors I will ever use. This is the second time we usd them. The first house they inspected had so many problems theat they found right off the bat they didn't even charge us. They saved us thousands in expenses and untold worry and headaches. The new house had good bones with a few things that needed attention. They do no repairs so have no need to inflate issues or find problems where there are none. They maybe expensive, but there are engineers and worth every penny.

Wes came and walked around our home inside and out. I explained what I thought was wrong, and he looked things over. He told me what was wrong, missing, needing repair etc. He took pictures of the areas in question and notes. A few days later he provided us with a detailed description of work needing to be done and how it should be done. As well he provided us with a list of contractors who would fit the bill for the work.  We then checked these contractors out on Angie's List and called some for estimates. Then chose a company to do the work we wanted done first.

It was not good. It took several tries to get someone to schedule us for the inspection. We were on a tight timeline and it took longer than it should have. We finally got through and set up the inspection. The gentleman met us and our realtor at the home we were closing on. He spent the entire time on the phone telling people he was a "licensed engineer". He literally spent the entire time on the phone. We spent $500 for nothing. He checked very little in his inspection and was not thorough at all. Probably because he was on the phone through most of the inspection. We moved into the house and immediately had issues that we feel he should have caught. I have bought homes in the past and the inspections were very thorough. This was not. The very night we closed on the home, which was the next day after the inspection, the heater went out. If he had bothered to do more than flip the switch on he would have known literally within 2 minutes that the blower was not working. We had 5 plumbing leaks that he did not see. Probably because he did not run the water more than a second and on some of the faucets not at all. All of the outlets on the right side of our kitchen were out and that was because the plug with the "test' gear on it was crushed. He failed to see that or test any of the plugs. We had to pay for that to be fixed. He did note that the patio door out of the basement was "off/crooked" but what he did not do was open both of the french doors. If he had, the door frame would have given way and he might have noticed that the entire frame was broken. It cost us $1100 to replace that door. We had to do that within a couple of weeks of our move in because it was unsafe and most definitely a security issue. We had to pay for repairs on the furnace that I mentioned above and had to endure some pretty cold temps for 3 days before they could repair it. We also had multiple plumber trips to fix the 5 leaks, the garbage disposal (which did not work at all and had to be replaced), and we had to pay $300 to have an entire pipe that was missing installed so that the faucet on the front of the house would work. We went to water our yard and found that when you turned the water on nothing came out. When we went to see why, we discovered that there was no pipe at all connecting to a water source. He never bothered to turn it on.
He did note that we might have a foundation issue. We did have a professional come out and they said it was fine so he gets points for siting the possible foundation issue but that is about it.
We are really not sure what we paid for other than the gentleman to be on his phone with other clients selling his engineering skills.
I would not pay this much money to anyone to do a home inspection. It was a total waste of money and cost us several thousand dollars in the end. Not a good experience.

Mr Corum told me that part of the slab had broken and was basically free floating so when it rained the slab would move and try to pull the wall with it. He recommended having someone fill under the slab and bring it back to level. While he was looking at all the possibilities with the slab he went into the attic and into the crawl space. He found some cracks in the foundation that also needed to be repaired with push piers. We are in the process of getting quotes to get these things taken care of.

Detailed report with listing of work needed to correct the problems along with many photographs. Fred returned to inspect the work done by the contractor and noted a few items that needed additional work.
