She did not honor all elements of the contract, namely the agreed service of changing air filters regularly as a way to enter the property and keep an eye on things. She told me changing filters was "the tenant's responsibility, and they know it." As a result, the
tenants were able to damage the property with repairs costing more than $1000. She did not answer calls or emails unless I got very upset in messages. She gave the tenants my private cell phone number so that they could call and harass me not to evict them for nonpayment, after refusing to file for eviction like I expressly told her to on more than one occasion. She repeatedly did not have repairs made when asked to do so. When I got upset over this, she told me I was "impossible to deal with," and that she was "done" with me. I then had to hire another professional to finish out the month and get the tenants out and clean up after them, yet Gwen Brink still charged me for that month's management fee. I felt like I was scammed from the get-go, as she never performed the full service I paid her for.
