Appraisal Real Estate Service,

About us

Full-time real estate consultant, working with buyers and sellers in the Middle Tennessee area. Specialties include relocation, single family homes and farms, condominiums, new home construction, and first time homebuyers. As a life-long resident of Williamson County, I am intimately familiar with most neighborhoods within a 35 mile radius of downtown Nashville. I have been successful in helping families buy and sell real estate since 1999, and practice full-time. Most of the families who have worked with me have become close friends, and recommend my services over and over. I am committed to listenting to your needs, resarching and finding properties that fit those specific needs, and then working hard to get a fair deal for all parties in the transaction. I adhere strictly to the Code of Ethics, and live by the principle of treating others as I want to be treated. It would be my pleasure to serve your family too.

To begin with, the agent overpriced the home. And then she met with other agents where one agent said the comps were correct, but we would never get that in our specific area with the brown people which was repeated 3 times. To our agent credit, she shared that with us. That made us not want to change the price initially because we did not want to hurt the comps in our area and fall into proving him correct. We probably could have sold if we were not so bullish to start with. But we fired our agent after 100 days and we ended up filing a complaint against the racist, but she refused to be a witness. Both agents are from Benchmark.

I have never been more dissatisfied with the level of unprofessionalism, lack of disclosure of home defects, which violates Tennessee, lol, but benchmark reality seems to be above the law. we purchased a home recently in Springhill, and after purchasing the home, we found multiple problems with the home that the seller and listing agent were aware of, but failed to disclose. when I attempted to reach out to the sellers agent, I was rudely told to not contact her again, but contact the seller as she has nothing to do with it now She clearly has no idea about misrepresentation and clear and obvious omissions on no defects or grounds for her license to be dismissed by the commission. I have filed my complaint today after being told to basically leave her alone when it was her job to make sure that the transaction was done above board. I attempted to reach out to the Head broker for this organization and he failed to call me back. Sherrard Roe Voigt & Harbison, PLC will take over now!

Initially, the agent we dealt with was very prompt in replying and friendly. We had a few hiccups, like the owner turned the utilities off earlier than the date we agreed and my kids and I had no water or electricity. Of course, this happened when the water and electric companies were closed so we had to wait until the next day to get them turned back on. My biggest problem was the lack of responsibility. I understand the agent represents the owners and wants to get them every dollar. We paid full market value for our rent. The house was about 18 years old so repairs were inevitable. There were several things that needed to be repaired the day we moved in. I sent him a list and they agreed to a few of them. All of my requests were reasonable like fixing the broken storm door, repairing broken blinds, a broken drain in a bathtub (piece was cracked and it wouldnt close), repairing a kitchen drawer that didnt open, etc. I could have made my list very extensive but I only asked for items that affected usability. There were broken tiles in the kitchen, several missing light bulbs, and a lot of areas that needed attention, but I didn't ask for those things to be fixed. The agent wouldn't even ask the owner's for the repairs, he would tell me how to patch it up myself. They did complete a few repairs. What really bothered me was the attitude he gave me when i would make my requests- like I wasn't taking care of the home. Again, I paid top dollar to rent the house and I shouldn't have to fight to have the home in good working order. Ultimately, I had to pay for a few repairs that were not my responsibility. I would never go through this agency again! We planned to use them to buy a home at the end of our lease but that will NOT be happening! I'll find an agent with some integrity, not a cheap skate trying to nickle and dime me to death.

Yes, I recommend this pro
Anita Hughes very successfully facilitated the purchase of a home I made for my mother a few years back when she relocated from out of state. So when my husband's brother and his wife recently needed to relocate to Nashville from California quickly we knew Anita was the best person to handle the home search for us. We remembered how Anita had customized her search for the needs of my mother (who is quite elderly) and that she was able to expedite the paperwork smoothly and efficiently. She did not disappoint us the second time around. She not only met all of our specific needs but managed to schedule a closing in just a little more than two weeks. She went well above and beyond the call of duty, arranging handymen, painters, and house cleaners for me while my family had to return home to pack. Being transplants ourselves to the Nashville area, my husband and I did not understand how helpful a buyer's agent could be. (One real estate agent handles everything where we come from and, obviously that agent's client is the seller.) It's very reassuring to know you have someone in your corner watching out for you when you make a commitment as important as purchasing a home.
