We asked the company to provide the design and plans to make our 1976 home real estate market ready.  We stated that we felt the kitchen and two bathrooms should be redone to attract buyers.   During the discussions that followed the remodel plans went out of control.  Yes, we were caught up in the process and agreed to suggestions and requested a few other changes that had not been originally requested.  However, by the time the redesign was done the plans called for moving load bearing walls, extending outside walls, adding a "transition room" by the pool, moving doors, building bathrooms, adding a stairwell, moving the roof line, etc. 
Once we had the plans in hand, we asked approximately what it would all cost.  They would not give an estimate.  Instead they gave us a list of contractors with whom they had previously worked and told us to contact them for estimates.  We called five of the contractors and not one of them gave us an estimate after reviewing the extent of the plans.  Apparently they all recognized that a house built in 1976 could not be remodeled to that extent and sell for what it had in it as original purchase price and the remodel costs apparent to them in the provided architectural drawings.  We spent $3,000.00 on drawings and plans and still do not have a practical remodel plan.

Not only did Mr. Sullivan himself provide the design and drawings for my addition, he guided us into the correct place to put the addition and helped guide me on costs for construction and finding a contractor.
Originally I was going to add on to the front of my house, but he went through why what I wanted was not the best choice and what other options would be better. Then after we had selected a rough outline of the new addition he put together all the necessary drawings.
He also provided me with a list of contractors that he had worked with before and that had good reviews from his clients, and helped me with questions I should ask prospective contractors.

Tom Sullivan came to our home and we walked through the existing property and discussed possible locations for a full size handicapped bath on our first floor.  We also walked through the addition of a sun room off the backside of our house.  Tom checked with the town to insure we had the room available to expand and once we knew, he drew up the first round of proposed floor plans.  We made some minor changes and upon us agreeing to the plans, he completed the full set and put us in contact with a general contractor that was specialized in our project.

Outstanding service. The firm made changes required by local government at no additional cost. They exceeded my expectations.

Jimmy Ballard was very patient with the multiple revisions we did. He was always available over the phone & to meet with us on short notice. He was very professional, attentive to our needs & had brilliant ideas.
