It started to leak as soon as we had our first storm. We Have called them, emailed them, and I have even visited them at the store. They always seem receptive to my concerns but have been out many times to do a little this and that but have never completely fixed the leaks. Twice they have blamed the chimney and we have paid to have someone come out. Once to seal it and just recently had a roofing company regrout the chimney. Both companies stated that the chimney was not the problem and sure enough, we still had and have the leak. It's been well over 4 years and we are getting water stains inside our log home. We also fear that there may be some underlying structural damage caused by the years of leaking. We don't know where to turn and I have written Channel 9 and the Better Business Bureau. Maybe this company sells metal roofing and siding but they cannot build a leakproof roof.
We still are leaking. 07/01/2014
Based on her professionalism, I decided to buy the materials from BBM and have their installers complete the job. Due to the volume of work associated with the storm, it was six weeks before the roofing crew was able to complete the job. I had asked to be called several days in advance, so that I could be there when the crew was there, as I had some leak issues and wanted to be able to show the crew where there were problem areas. Unfortunately, they called the night before they showed up - at which time I was out of town. The crew showed up anyway, and completed the work in my absence (I had a house sitter).
When I returned I noticed that there was no downspout installed on the front corner of the house; additionally, there was still a leak where one had been previously. I called BBM and asked that they return to install the downspout, thinking that the leak may be associated with the gutters overflowing. Several weeks later they returned and did install a downspout.
The roof, however, continued to leak. I had a friend come by and go into the attic and examine the area in question - he took pictures of rotted wood/decking, which I then sent via email to Jeremy at BBM, asking him to please send someone back out, as I believed it was the chimney flashing that was causing the issue. I also had another roofer come by to look at it. His call was that BBM had installed the flashing over existing roofing tar and caulk - totally inappropriate. I contacted Jeremy again via email, and he sent two staffers back out to redo the flashing and replace the rotten wood. They removed two metal panels and scabbed in two small pieces of particle board to replace the rotten roof decking & re-stalled the metal. The roof still leaked. At that point, via my own internet research & additional conversations with other roofers, I found a diagram and video on how to correctly install flashing, which indicated a groove needed to be cut into the brick/masonry, flashing installed, etc. I sent Jeremy this information and asked that the roofers come BACK out to do it correctly. The roofers returned, and re-installed the flashing. I asked that the roofer inspect the attic to see where the rotten wood and leak was, to ensure we were taking the correct approach.
After he visited the attic, the roofer informed me that it was my chimney that was the problem. He indicated the chimney was sitting directly on the roofing deck, leaching water into the attic. He informed me I would need to get a new chimney crown, and would need to have my chimney brickwork repaired. I knew this could also be a contributing factor, and I agreed this would also need to be looked at. During this visit the roofer said the rotten wood was replaced, as there was no "sponginess" associated with the decking, which they would have noticed while they were on the roof. i questioned him about the still damp decking visible in the attic and whether it needed to be replaced, asking him point blank "If this was your house, would you feel it needed to be replaced? His answer was "No."
During all my interactions, I have been nothing but professional and pleasant. I told Jeremy "Let's work together to get this solved" and was certainly willing to investigate other causes other than the flashing. I spent $600 to have the chimney crown sealed, and another $400 to have my bricks repaired and sealed. The roof still leaked.
With my frustration level reaching a new high, heavy rains moving in, and a living room renovation on hold until the leak could be fixed, I contacted Native Call Roofing (http://www.nativecallroofingtn.com/). They came out in the rain within the hour, tarped my roof, and immediately began a list of potential problems with my new roof - the main one, of course, was improperly installed flashing.
At this point my trust level was ZERO in the expertise BBM had provided to fix my problem. I hired Native Call to repair the problem. The next day they returned and removed two metal panels, to uncover rotten roof decking, rotted rafters, and the fact that BBM had flashed OVER 3 (yes 3) layers of existing chimney flashing. Once everything was removed, it was painfully evident the problem had been the flashing all along, as evidenced by the spongy, rotten wood under the layers of flashing. (It was also evident that my chimney does NOT sit directly on the wood roofing decking as BBM had claimed.) I had paid BBM for a total tear off of existing shingles, which I assumed meant the existing flashing.....apparently not.
Bottom line is that BBM guaranteed their work, which was shoddy. I gave them the benefit of the doubt for over three months as I tried to get this issue resolved, spending additional out-of pocket money to hire another roofing company to solve a problem that should have been taken care of in the initial roofing installation. I will be sending this report to BBM and requesting they reimburse me for the additional costs. I will also be sending them a list of the other issues (poorly installed ridge vents, no drip edge, etc.) in hopes they will make those issues right as well.
Throughout this process, as i stated above, I have remained friendly and professional to the folks at BBM - I am not typically a "complainer," and totally understand that not everything can be perfect. I do expect, however, that when I spend over $7,000 on a major household renovation, it will be done correctly and without problems.
